A meeting of the Subdivision Committee to the Fayetteville Planning Commission was held at
3:40 P.M. October 28, 1975, in the Directors Room, City Administration;Bulding,Fayetteville;
Arkansas.
MEMBERS PRESENT: Ernest Jacks, Helen Edmiston.
MEMBERS ABSENT: John Power.
OTHERS PRESENT: Bobbie Jones, Janet Bowen.

The first item for discussion was the lot split submitted by B.W. Graue Lot Split
located on Edgehill Drive.
After reviewing the Plat Review Committee minutes, Mr. Jacks found that an easement was
needed along the back for sewer and gas, that 5 feet of additional right-of-way was
needed for Edgehill Drive.
Mr. Jacks brought out that Street Superintendent Clayton Powell had requested that the
street be widened, curbed and guttered, asphalted and a sidewalk put in.
Mr. Jacks and Mrs. Edmiston both questioned whether or not the Street Superintendent
could insist on having the road widened.
Mr. Jacks said they would bring this up at the Planning Commission to see whether or not
Mr. Graue would go along with this
Planning Administrator Bobbie Jones commented that Pat McGetrick had said it would be to
Mr. Graue's advantage to go along with Mr. Powell's request because of drainage.
She mentioned also that Mr. Graue was going to request that his conditional use request
on Elia Street be reconsidered when all 9 Planning Commission members would be present.
There was no further discussion. It was found that with the above mentioned stipulations
that the lot split of B.W. Graue be recommended for approval.
The last item for consideration by the Subdivision Committee J.B. Hays & Jim LindseyLarge Scale Development
was a large scale development plan submitted by Dr. J.B. Hays and Jim Lindsey for property
located at 2890 North College Avenue for a proposed "Western Sizzlin, Steak House°. Mr.
Jacks summarized, from reading over the Plat Review Notes, that the Sanitation
Superintendent did not want the sanitation trucks backing out onto highway 71.
Planning Adminstrator Bobbie Jones said the Sanitation Superintendent felt they could get
to the container by eliminatingsome parking spaces (one at the end of each row of Parking).
Ernest Jacks said Pat McGetrick (who represented Street Superintendent Clayton Powell at
the Plat Review Committee meeting ) said the catch basins are insufficient and the water
will get on the Highway. Also Steve Brown of Community Appearance requested that the
hillside be planted.
There was no further discussion. The Subdivision Committee was ready to recommend to the
Planning Commission the approval of the Large Scale Development based on meeting the
above mentioned contingencies.
Helen Edmiston said she would like to place an item on the next agenda concerning the 10
foot separation requirement between existing dwellings and accessory buildings.
There was no further discussion.
