A meeting of-the.Sutidivision Committee -to the Fayetteville Planning. Commission was
held at 3:35 P,'M. Tuesday, October 14, 1975:, in the Board of Directors Room,
City Administration Building, Fayetteville, Arkansas-,
MEMBERS PRESENT: Ernest Jacks, Helen Edmiston.
MEMBERS ABSENT: John Power.
OTHERS PRESENT: Larry Wood, Bobbie Jones, Janet Bowen.
The first item for the Subdivision Committee ORTHOPAEDIC -NEUROLOGICAL. CLINIC, LTD.
to look over was the Large Scale Development Plan Large 'Scale Development
for Orthopaedic -Neurological Clinic, Ltd. to be constructed on the Southwest corner
of the intersection of Joyce Street and Crossover Road. (This development plan cannot
be approved by the Planning Commission unless the property is rezoned to a zoning
district permitting a medical clinic.)
In looking over the Plat Review Committee minutes Mr. Jacks found that an additional
20 feet of right-of-way was needed for Joyce Street (40 feet from the centerline).
Planning Consultant Larry Wood felt that they should agree to have water and sewer
extended before this could be approved. He said he wouldhate to see that area start
outon septic tanks.
There was no further discussion.
The next item for consideration was the Large Scale Development B. W. GRADE
Plan submitted by B. W. Graue to construct 6 duplexes on L. S. D.
property on the North side of Elm Street between Green Acres Road and
Gregg Avenue and zoned R-1. (If approved, the applicant must still appeal to the
Board of Adjustment for a variance onthe minimum lot width requirement).
Larry Wood said he had a phone call on this about an earlier discussion concerning
a road that would be extended to the East of this property. He said it did not appear
on the Major Street Plan but would affect any development of the property if the
street were ever to go through.
Mr. Jacks felt that if it was not on the Major Street Plan, then the Planning
Commission could not require anything on it
Planning Administrator Bobbie Jones said Mr Graue had agreed to dedicate 5 feet of
right-of-way on Elm Street; to make the private drive 20 feet wide rather than 16 feet;
and to have a 30 -foot turn -around at the end for the garbage trucks.
She also pointed out that there would be a lot of opposition on this request.
There was no further discussion.
INTERPRETATION OF REQUIREMENTS
The last item for discussion was a request from the Planning Office for interpretation
of requirements for large scale development plans (a part of the Subdivision Regulations)
concerning exemption for additions that do not exceed 25% of the existing buildings or
10,000 square feet.
Planning Administrator Bobbie Jones said the question was whether or not this 25%
was for an addition to an existing building or could it be a new separate building.
Ernest Jacks commented he had always interpreted. this to mean for an addition only.
Planning Administrator Bobbie Jones had plans submitted by OTHER BUSINESS
Woodland Junior High. for a proposed new gymnasium.
Ernest Jacks- felt that this should be .put off until a later date because it had not
been to Plat Review and the Commission had not received it in time to look over the
plans to make comments.
There was no further discussion.
The meeting was adjourned at 3:55 P. M.
