A meeting of the Subdivision Committee to the Fayetteville Planning Commission
was held at 3:40 P. M. Tuesday, July 8, 1975, in the Board of Directors Room, City
Administration Building, Fayetteville, Arkansas.
MEMBERS PRESENT: Ernest Jacks, Helen Edmiston.
MEMBERS ABSENT: John Power.
OTHERS PRESENT: Bobbie Jones, Janet Bowen.

The first item for discussion was the Large Scale Development Plan for
Shoney's located North of the Northwest Arkansas Plaza.
Planning Administrator Bobbie Jones said they were showing a "proposed access
road" but that it had not been mentioned as such. She said that she had told them
they would be required to post a performance bond or contract for the Frontage Road
for when the time dame to construct, it.
After some discussion, the Subdivision Committee was prepared to recommend the
approval of the Large Scale Development of Shoney's with these provisions.

The next item was the development plan submitted by Sundowner Realty to locate
a real estate sales office on property on the Southeast corner of Highway 112
and Highway 71 Bypass.
Planning Administrator Bobbie Jones said as far as the Zoning Ordinance was
concerned, the use was a permitted use in that zone; however, the use of the
mobile home as a sales office was in conflict with the ordinance. She said
there was also the regulations which designate Highway 71 Bypass as a controlled
access highway which requires that development of any property abutting the
bypass (this is of the total property) must have a development plan approved by
the Planning Commission and that the developer dedicate a 50 foot right-of-way
for a service road and either build a service road or make provision for
its future building in the way of a performance bond or contract.
Besides, this, she pointed out the Large Scale Development Plan section of the
ordinance concerning the Subdivision Regulations which require that they bring
the streets up to City right-of-way standards of the Major Street Plan.
It was decided to bring these items to the attention of the Planning Commission
in their discussion of this.
The only item under "Other Business" was the Large Scale Development OTHER BUSINESS
Plan of Ridgeview Baptist Church, 1880 Huntsville Road (Highway 16 East), to
construct an educational building. This is a conditional use in the R-1 Zoning
District.
Planning Administrator Bobbie Jones noticed that the proposed addition exceeded
25% of the floor area of the existing buildings and it would have to go before the
Plat Review Committee and also back to the Planning Commission; therefore, the
Subdivision Committee could not take any action on this at this time.
There was no further discussion.
The meeting was adjourned at 3:55 P. M.
