MINUTES OF A SUBDIVISION COMMITTEE MEETING
The Subdivision Committee of the Fayetteville Planning Commission met at 3:15 P.M.,
Tuesday, May 14, 1974, in the Directors Room, City Administration Building,
Fayetteville, Arkansas.
PRESENT: Chairman Ernest Jacks, Helen Edmiston, Al Hughes, Bobbie Jones, David McWethy.
The first matter discussed by the Committee was the proposed large scale DR. J. B. HAYS
development plan submitted by Dr. J. B. Hays to construct a building 2844 N. College
for Cook Paint Company. Bobbie Jones pointed out that City Engineer Paul L.S.Development
Mattke had recommended that the building be sprinkled because of the proposed
use of the building, but that if they should decide to install sprinklers,
there would be a problem getting an adequate water supply. David McWethy
reminded her that this was the first development plan processed after the
adoption of the new large scale development regulations which require the
development plans to be approved by the City Board of Directors.
The Committee found no problems with this development plan and was prepared
to recommend that it be approved.
The next matter discussed by the Committee was the request for a waiver RONNIE WOODFIELD
of subdivision requirements to divide an almost *-mile long, 60 ft. wide Sang Avenue
strip of property owned by Ronnie Woodfield on Sang Avenue so that the Subd. Waivers
various parts of the property could be combined with the lots to the North
of it. Those lots face onto Berry Street. The utility companies had felt
there were potential problems with this proposal and did not recommend it at
all without a requirement for 5 ft. easements along each side of each side lot
line, dedication of right-of-way to meet the Major Street Plan on Sang Avenue,
reservation for rights-of-way for Lonnie Avenue and Leland Avenue, and a 40 ft.
drainage easement. The Committee made note of the recommendations of the
Plat Review Committee and was prepared to recommend that the Commission not
approve the waiver without those conditions being adhered to.
Bobbie Jones requested the Committee look at a matter which Bob Huff had BOB HUFF
asked the Commission consider under "other business." There is a parcel Clay Yoe Subd.
of property in the Clay Yoe Subdivision just off North Street which Bobbie Street ROW ?
Jones felt was meant to be street right-of-way on the plat. Mr. Huff was
given a warranty deed to this triangle by Clay Yoe. Mr. Huff is asking the
Commission and City Board of Directors take whatever action is appropriate to
quit claim any right the City might be inferred to have on the plat to him and
to recognize his deed to the property. Copies of Mr. Huff's letter, deed, and
the plat as shown in the City Plat Book were passed out. The Committee did not
express any opinion to be recommended to the Commission.
The meeting was adjourned at 3:45 P.M.
