MINUTES OF A SUBDIVISION COMMITTEE MEETING
A meeting of the Subdivision Committee of the Fayetteville Planning Commission was held
April 23, 1974 at 3:20 P.M. in the Directors Room, City Administration Building,
Fayetteville, Arkansas.
MEMBERS PRESENT: Ernest Jacks, Helen Edmiston, Al Hughes.
MEMBERS ABSENT: None.
OTHERS PRESENT: Iris Dees, Bobbie Jones.
The first item for discussion was the request by Leonard Kendall for LEONARD KENDALL
waiver of subdivision requirements for property located in the Subdivision Waiver
SE* of the SWW of Section 29, T -16-N, R -30-W ( outside the City; but
inside the Fayetteville Planning Area ). This was tabled from the April 9, 1974 Planning
Commission Meeting to allow the County Planning Board time to respond to the proposal.
Bobbie Jones said Mr. Kendall still insisted he wants a waiver of subdivision requirements
and she said some of his lots are land locked.without the "private" road being dedicated.
Mr. Bud Allen had said that the Casty Judge can make an exception in the width of a public
road. :She read a statement signed by the County Judge that the road shown in this plat
meets the County requirements.
The Committee was prepared to recommend to the Planning Commission that the Commission give
the decision on this because they did not have a firm recommendation. Bobbie Jones said
the new amendment to_the subdivision requirements requires=that water and sewer disposal
systems'be approved by the City Engineer and County Sanitarian. He is willing to give
additional right-of-way. Bobbie Jones said the telephone company said the southeast section
will not be served unless the road is dedicated. Bobbie Jones suggested that if waivers
are granted the Planning Commission should say how many waivers they are giving or how
many parcels they are creating. The utility companies had said they did not oppose waivers
with the dedication shown. Bobbie Jones said Mr. Kendall said he did not object to the
easements and right-of-way but did not want to file a plat because he did not want to
increase his taxes.
The next item for discussion was the Red Ball Transfer and Storage RED BALL TRANSFER AND
large scale development plan, 664 West Ash Street, submitted by STORAGE
Charles Hubbard. 664 W. Ash St.
The Committee questioned the building size problem. LSD PLan
Bobbie Jones said she understood this was a building code
problem and Mr. Hubbard has been told how to correct it. Five feet of additional right-of-
way was needed on Ash Street.
The Committee was prepared to recommend to the Planning Commission that this item be
approved if 5 ft. of additional right-of-way is given and the building size is clear.
Bobbie Jones said a contract or some assurance the street will be built may be needed.
The next item for discussion was the proposed final plat of a HYLAND PARK, Phase I
Replat of Block 4, Hyland Park, Phase I; Hyland Park, Inc. Final Plat
Developer; James E. Lindsey, President.
The Committee found no problems and was prepared to recommend this for approval of the
Planning Commission with the easement for sewer to be worked out with -the City Engineer.
The next item for discussion was the large scale development plan
for A's Fish House, 917 5. School Avenue, George Davis, Jr.,
Developer.
The Committee was prepared to recommend this to the Planning
Commission for approval with the request that 10 ft. of right-of-way
dedicated to meet the Major Street Plan.

The next item discussed was the Nature Study Area development
plans being developed at Lake Fayetteville Park by the
Fayetteville Public School System.

The Committee found no problems on this and was prepared to recommend this for approval
by the Planning Commission.
Bobbie Jones requested the Committee review a proposed addition CAMPBELL SOUP CO.
to Campbell Soup Company. The addition would be to move the Addition to Offices
personnel offices into.
The Committee agreed that the Planning Office and Inspection Department could issue a
building permit on this without taking it to the Planning Commission.
The meeting was adjourned at 3:45 P.M.
