A meeting of the Subdivision Committee of the Fayetteville Planning
Commission was held February 26, 1974 at 3:25 P.M. in the Directors
Room, City Administration Building, Fayetteville, Arkansas.
Members Present: Ernest Jacks, Helen Edmiston, Al Hughes
Members Absent: None
Others Present: David McWethy, Bobbie Jones, Iris Dees.
The first item for discussion was the Large Scale Development Plan
for Leo Thomas to place a modular home on property at 3228 Wedington
Drive (Hwy. 16 West). Al Hughes asked why a modular home was any
different from a trailer and Ernest Jacks said that most modular
homes meet the building code standards and trailers usually don't.
The committee was prepared to recommend to the Planning Commission
that this be approved and to ask that 25 feet of right-of-way from
the centerline of Dorothy -Jeanne and Giles Road be dedicated.
The next item for discussion was the proposed addition of a coach's
office to the building near Harmon Playfield. This is a Large Scale
Development and conditional use request in an R-2 Zone.
Ernest Jacks moved that the Subdivision Committee recommend this for
approval to the Planning Commission with the suggestions that the School
Board abandon dedication of Delaware, Buchanan, and Treadwell Streets
where no street exist and that they correct and reroute Harmon Street
and dedicate new street rights-of-way down to the ticket office as
requested by the Street Superintendent.
The next item for discussion was the request for waiver of preliminary
and final plat requirements of Subdivision Ordinance for property located
approximately y mile east of the intersection of Zion Road and Old
Missouri Road. (Bassett, Hays, Globis, Giese).
The Committee was prepared to recommend to the Planning Commission that
the waiver be granted and ask that 10 feet of additional right of way
on Zion Road be granted.
The next item for discussion was the Preliminary Plat of the Professional
Plaza, a proposed subdivision located on the north side of Zion Road,
approximately mile East of Highway 71 North. Mr. J. B. Hays is the
owner and developer.
The subdivision would have 15 individual septic tanks. Al Hughes said
that he was against it.

The Subdivision Committee was prepared to recommend this to the Planning Commission
if the developer will give additional right-of-way on Zion Road, curb and gutter along
and pave the street west of the property line to City Street Standards and they meet
the City Engineer's requirement on the size of the water line and obtain adjacent
property owner's signatures.
The next item fon discussion was the Large Scale Development Plan and BUCKNER FRIEND -
Conditional Use Reque'st`z"submitted by Buckner Friendship Baptist Church, SHIP BAPTIST CH.
2750 Wyman Road.- The Subdivision Committee found no problems and was LSD
prepared to recommend that his be approved as shown on the revised drawing
the Planning Office on February 21, 19740
