The Subdivision Committee of the Fayetteville Planning Commission met at 3:30 P.M.
Tuesday, January 22, 1974 in the City Manager's Office, City Administration Building,
Fayetteville, Arkansas.
MEMBERS PRESENT: Ernest Jacks, Helen Edmiston, Al Hughes.
MEMBERS ARSFNT: None.
OTHERS PRESENT: Bobbie Jones, David McWethy, Iris Dees.
The Subdivision Committee reviewed items to be heard in the afternoon meeting of the
Fayetteville Planning Commission, January 22, 1974.
The first item for discussion was the Large Scale Development BROOKS, BRANDON, & TURLEY
Plan submitted by Drs. Brooks, Brandon, and Turley for 1300 Block - Zion Road
property located in the 1300 Block of Zion Road. Large Scale Development
David McWethy asked Bobbie Jones what determination had been
made about going through R-2 to R-0. She said Mr. Lieberenz had said to let the
Planning Commission handle it. Bobbie Jones said it is not really written into the
ordinance. David McWethy said they originally said they were going to bring the road
south to tie into Stearns Road. The members were aware that this was going to be on septic
tank. Ernest Jacks said the garbage should have some kind of screening around it even if
it had to be made bigger for the trucks to get to it. Mr. Jacks asked David McWethy to
talk to the Sanitation Superintendent to encourage screening of the nature that his trucks
could get to the garbage. David McWethy read the minutes of the October 16, 1973
Board of Directors meeting in which Sid Davis said the entrance would be from the south.
Bobbie Jones reminded the Committee that the sign ordinance requirements must be met by
the Doctors.
The Committee was prepared to recommend to the Planning Commission that'the development
be approved with the stipulations that ROW, easements, and sign requirements be complied
with.
The next item for discussion was the Large Scale Development Plan GALLERY OF HOMES
submitted by Gallery of Homes (Boss and Company) for property 2550 N. College Ave.
located at 2550 North College Avenue. Large Scale Development
Bobbie Jones said they had a mobile home they had mentioned they might
make into a nursery and this should be questioned. Ernest Jacks mentioned storm drainage.
The Committee was prepared to recommend to the Planning Commission that the development
be approved with the requirement that storm drainage be caught in drainage structures and
not allowed to flow into the street.
The last item for discussion was the Large Scale Development
Plan submitted by Sambo's Restaurant on property owned by
General Growth and located between Northwest Arkansas
Plaza and Nelson's Funeral Home. (Tabled from January.8,
1974)
Bobbie Jones suggested the matter remain on table until all
received on this.
The Committee was prepared to recommend to the Planning Commission that
table until all information is received.
