HomeMy WebLinkAbout1974-01-08 - MinutesMINUTES OF A SUBDIVISION COMMITTEE MEETING The Subdivision Committee of the Fayetteville Planning Commission met at 3:25 P.M. Tuesday, January 8, 1974 in the City Manager's Office, City Administration Building, Fayetteville, Arkansas. • MEMBERS PRESENT: Ernest Jacks, Helen Edmiston, Al. Hughes. • • OTHERS PRESENT: Bobbie Jones, David McWethy, Iris Dees. The Subdivision Committee reviewed items scheduled to be heard by the Fayetteville Planning Commission in its afternoon meeting on January 8, 1974. The first item discussed was the Large Scale Development Plan TRUCK CENTER, INC. submitted by the Truck Center, Inc., 3055 North Garland Avenue 3055 N. Garland (Highway 112). There was some discussion about dedication of LSD Plan right-of-way and possible difficulty because Mr Sargent had said he would need the approval of his partner and his mortgagee. The Committee was prepared to recommend to the Planning Commission that the plan be approved subject to the Truck Center working out the right-of-way with the City. The next matter discussed was the revision to a large scale MAUPIN CUMMINGS development plan and conditional use request submitted for 1604 West Sixth property owned by Maupin Cummings at 1604 West Sixth LSD Plan .'.- (Highway 62). Al Hughes commented disapproval of this. Conditional Use Request Bobbie Jones said this plan was better than the approved one as it would meet the required setbacks on the proposed building and said that he is asking for a warehouse in C-2. Ernest Jacks recommended that they approve this and request=that they give us enough street ROW to meet the Master Street Plan. The Committee was prepared to recommend to the Planning Commission that the plan be approved with a request for additional right-of-way. The last item for discussion was the large scale development SAMBO'S RESTAURANT plan to construct a Sambo's Restaurant on property owned by Highway 71 South General Growth and located between Northwest Arkansas Plaza LSD Plan and Nelson's Funeral Home. Bobbie Jones said she was expecting a revised plan from the architect and General Growth was to furnish some additional information to Paul Mattke, City Engineer. The item was discussed and the Committee was prepared to recommend to the Planning Commission that the plan be deferred or tabled until certain contingencies were specified and all the facts made clear. The contingencies were: 1) Telephone and TV easements on south line, 2) Ozark Electric wants easement on north side of property, 3) conform to requirements of City Street Department, 4) Paul Mattke needs information and plans. Harold Lieberenz had written to the Subdivision Committee USE UNIT INTERPRETATION requesting an interpretation of use units. He had a proposal for deep frying soybeans and packaging them as a snack item in the I-1 zoning district. The Committee felt this would be permissible in the I-1 zone and saw no necessity to take it to the Planning Commission for review. The meeting was adjourned at 3:45 P.M. cro
