HomeMy WebLinkAbout1973-12-11 - Minutes• • MINUTES OF A SUBDIVISION COMMITTtb MEETING The Subdivision Committee of the Fayetteville Planning Commission met at 3:15 P.M., Tuesday, December 11, 1973 in the City Manager's Office, City Administration Building, .Fayetteville, Arkansas. Members Present: Ernest Jacks, Helen Edmiston, Al Hughes. Others Present: David McWethy, Bobbie Jones, Iris Dees. The Subdivision Committee reviewed items scheduled to be heard by the Commission in its afternoon meeting on December 11 The first item discussed was the Large Scale Development Plan submitted by Duane Nelson to construct a barn on property west of Nelson's Funeral Home, 3939 North College Avenue. The Committee found everything in order and was prepared to recommend to the Planning Commission that the plan be approved. The next matter discussed was the proposed Final Plat of ROSEWOOD ESTATES Rosewood Estates; David M. and Carolyn Anne Rose, subdividers. David & Carolyn Rose The Committee observed there were storm drainage easements Final Plat shown on the plat between Lots 1 and 2 and Mr. Jacks said he would recommend to the Planning Commission that storm drainage be constructed between Lots 1 and 2 as well as easements being dedicated. Bobbie Jones called the Committee's attention to the fact that Lot 11 had formerly been an easement but was now called a lot because a Water Pump Station was to be built there and a Building Permit could not be issued for an easement. However, the Planning Commission would have to approve this site because the lot width and lot area fell below the minimum requirement. She requested that the note concerning Lot 11 on the plat be changed to read - "Lot 11 has been approved by the Planning Commission for construction of a water pump station". The Committee was prepared to recommend to the . Planning Commission that the Final Plat be approved with the stipulations that storm drainage be constructed between Lots 1 and 2, and the wording in the note concerning Lot 11 be revised as requested. Fayetteville Planning D. NELSON'S BARN West of 3939 N. College Ave. LSD The Committee reviewed the proposed Final Plat for Clover Creek, CLOVER CREEK E & J Development, Inc., Subdivider. Clover Creek is a replat of a part Final Plat of Meadowlark Addition. Bobbie Jones said they needed to extend the easements from the end of cul-de-sacs all the way to the creek. A question was raised on how they could build on Lots 22, 39, and 40. Bobbie Jones said the buildable area of lots would be increased if the cul-de-sacs were moved to the west as far as the north -south easement through Lots 23 and 24 and Lots 38 and 39. However, she felt they should check with the Street Superintendent before changing the plat. It would also increase the amount of street construction and therefore the cost would also be increased. The Committee was prepared to recommend to the Planning Commission that the Final Plat be approved with the stipulation that the easements extend through the cul-de-sac. The Committee considered the Corporation, 241 West Spring Meadow Street for additional problems and was prepared to that the request be approved The meeting was adjourned at request of the Doctor's Building; _ Street, to use the lot at 220 West parking.
