The Subdivision Committee of the Fayetteville,Planning Commission met at
• 11.00 A.M., September 10, 1973, in the Office of City Planning, City Admini-
stration Building, Fayetteville, Arkansas.

The Subdivision Committee reviewed subdivision and development plans which
were scheduled to be heard by the Planning Commission September 11, 1973.
The first plan reviewed was that of Trinity Temple, 1100 Rolling Hills Drive
for an expansion of the. church. This involves approval of the Large Scale
Development plan and also a Conditional Use request. Bobbie Jones reported
that the only problem remaining is that 5 of the parking spaces shown are
too close to Rolling Hills Drive. Trinity Temple has submitted letters of
agreement for meeting the use of the K -Mart parking lot by the churchgoers.
The Planning Commission will have to approve this off-site parking.
The Large Scale Development plan for James Holder, for property located
between Wheeler Motor Company and Gibson's - Wyatt's Shopping area to
build an Otasco Building was reviewed next. Bobbie Jones reported there
were easements requested by various utility,companies. The Board of Adjust-
ment has denied a variance for the rear yard setback, so the rear yard
setback will have to be setback 20 ft. from the residentially zoned property.
The Street Superintendent has recommended that Lee Avenue be barracaded
north of Bertha. His recommendation was either that the street be barracaded
or developed to standards and that under no circumstances that any access to
this property be off Lee Street.
The final plat of Winwood II Subdivision was reviewed by the Subdivision
Committee. Bobbie Jones said that there is a question on the street names.
The utility companies and the Planning Office feels that there is a conflict
and that it would be confusing with the present Elmwood Drive. The plat
does not show a small piece of property on which Overcrest interconnects
with Winwood and this should be shown on the plat. There was some discussion
about the existing private road leaving Susan Drive in the original Winwood
Estates. It was also noted that no sidewalks were shown street stub for
Susan Drive on this plat.
A plan submitted by Sam Taylor to construct a single family dwelling on
Stone Bridge Road was submitted. Basically there are two questions on
this property. The Street Superintendent requested a full 50 ft. dedication -
there is a roadway there but no dedication.in this legal description and none
shown on the plat book. Also the question of the development of the street
i£ it is dedicated. Ozarks Electric has requested a utility easement.
The Large Scale Development plan has been submitted by Rene Diaz to construct
a single family dwelling on Halsell Road. Again the question of right-of-way
dedication has been brought up by the Street Superintendent. He requests
a 5 ft. dedication. Mr. Diaz does not object to giving the 5 ft. dedication
but he does not know where it lies in relation to his property or to the
legal description and he does not wish to bear the burden of locating or
determining the legal description for the 5 ft.
