HomeMy WebLinkAbout1972-03-21 - MinutesMINUTES OF A SUBDIVISION COMMITTEE MEETING The Subdivision Committee of the City Planning Commission met at 3:00 P.M., Tuesday, March 21, 1972, in the City Planning Office, City Administration Building, Fayetteville, Arkansas. Members Present: Ernest Jacks, Helen Edmiston, Harold Lieberenz. Members Absent: John Maguire. The first item considered was a proposed large scale development plan and conditional use request submitted by Fayetteville Free Will FAYETTEVILLE FREE Baptist Church for property on the East side of Highway 71 By-pass, WILL BAPTIST CHURCH between Highway 62 and Highway 16. An easement for future water and Highway 1 By -pas sewer service had been requested by the City Engineer and the applicant requested that the Planning Commission waive the require- ment for a service road along the By-pass. The Committee felt the Planning Commission should hold with the access road. The next item considered was a large scale development plan and WASHINGTON COUNTY conditional use request submitted on behalf of the Washington County SCHOOL FOR School for Retarded Children, also known as Northwest Arkansas RETARDED CHILDREN School for Retarded Children, for property on Woodland Avenue. Woodland Avenue The Planning Office is processing a subdivision waiver and also gathering material to close a platted easement. The only question concerns the distance from the intersection of Ash Street and Woodland Avenue and the driveway entrance. The Street Department had not felt the distance was enough. Mr. Jacks thought perhaps • the Street Department had misread the plans. The next item considered was the proposed large scale development plan for Southmont Apartments submitted by Gene Thrasher. The SOUTHMONT APTS. only unresolved problem involves the exact location of the access street into the project. Mr. Lieberenz recommended that the plat could be approved, but that the Commission should reserve the right to review the outlet streets at a later date. The next item considered was the proposed large scale development plan for Grandview Apartments submitted by Gene Thrasher. Mr. Lieberenz ,said the Plat Review Committee had asked for 25 ft. to widen Denver GRANDVIEW APTS. Street to 50 ft. ROW where it touches this property. Also, the required width of 26th Street has not been settled. Some wanted a full 50 ft.; Leo Peel owns the property and is willing to bring it up to 40 ft., but no more. This decision must be made by the Planning Commission. The next item considered was the large scale development plan for ARK. WESTERN GAS Arkansas Western Gas previously discussed by Mr. Maguire and Mrs. (1001 Sain St.) Edmiston on March 14. Everything is satisfactory, but it must be approved by the Planning Commission. The next item considered was the large scale development plan for MAYFLO[AJEP. INV. CO. Mayflower Investment Company, submitted by Byron Boyd, Agent. Some (Harold & College) • of -the basic questions are: Should the residential plans be flopped to�get the private drive away from the single family homes to the East? Should the residential go two-story and thereby get more open areas? 59 J 3 -21 -?2 -2- Also, there was some question about the number of openings onto College Avenue. The Street Superintendent wants to get Harold Street improved. The meeting was adjourned at 3:45 P.M. • li
