MINUTES OF A SUBDIVISION COMMITTEE MEETING
The Subdivision Committee of the Planning Commission met at 11:15 A.M.,
Monday, August 2, 1971, in the Office of City Planning, City Administration
Building, Fayetteville, Arkansas,
Members Present: L. M. McGoodwin, Ernest Jacks, Harold Lieberenz,
Member Absent: Helen Edmiston.
Three items were reviewed.
The first item reviewed was a Large Scale Development Plan and Conditional
Use Request submitted by Seventh Day Adventist Church for property on SEVENTH DAY
Highway 265. The Plat Review Committee recommendations were reviewed. ADVENTIST C
The following comments were voiced: Highway 265
1. Check legal description againtto be sure this is on the North
side of the section line. (Note: It is.)
2. Can parking area be located on top of septic system? It can.
3• No City water and sewer services available for this property
at this time.
• „ 4. Proposed sign exceeds size permitted in zoning ordinance.
5. Planning Commission must vary setback on North to permit 42 £to
rather than 50 ft.
The second item discussed was the Large Scale Development Plan submitted
by Jack Hayes for property on Cleveland Street. Comments were as follows:
1. Mr. McGoodwin said it is a mistake to have only one water meter JACK HAYES
for the entire complex as the rates for both water and sewer L.S.Development
per family would be too low. (Note: Checked with Paul Mattke Cleveland Street
8-3-71. He called Ervan Wimberly. Mr. Mattke told him there
had been a misunderstanding and there must be at least one meter
per building.) Mr. Mattke had suggested, though it is not
mandantory, that Mr. Hayes assist the City in installing a fire
hydrant in the vicinity of Sang and Cleveland, as both would
benefit from it.
The third item discussed was the proposed Preliminary Plat for Brookside
Subdivision submitted by Kelley Brothers Lumber Company. The Committee BROOKSIDE SUBD
reviewed the recommendations of the Plat Review Committee, especially
the recommendation that the proposed subdivision be redesigned to develop
Township Road ae the main East-West Street. Comments were as follows:

to the North and lots should be built uphill and not down hill.
• 2. If the developer owns property to Colette Avenue, they should
build Colette Avenue. If they do not own all the property,
there should be at least an easement for a future street.
3. Mr. McGoodwin said if the right-of-way to Highway 265 could be
relocated on the Township line, the street outlet could be built
at that point, but leave only an easement along the Township
line between the East side and the West side of the subdivision.
He felt it unfair to require both main streets to be built.
4. Mr. Jacks recommended the cul-de-sacs on Jonquil and Robin Streets
be pulled back to prevent dumping traffic into Township Road
when built.
The meeting adjourned at 12:00 Noon.
