• The Subdivision Committee of the Planning Commission met at 10:30
A.M., Monday, May 17, 1971, in the Office of City Planning, Fayetteville,
Arkansas.
Present: Ernest Jacks, Harold Lieberenz.
Absent: Helen Edmiston, L. M. McGoodwin.
The first matter discussed was the Large Scald Development Plan
submitted by Hoyet Greenwood for property located on the West side of
College Avenue between Sight and Sound and Chevrolet Used Car Lot. HOYET GREENWOOD

Mr. Lieberens explained that the plat shows a drainage box which
goes down through there now. The plat shows four driveway entrances.
Larry Wood recommended closing two of them, Mr. Jacks expressed
agreement. Mr. Jacks asked what the drain box emptied into.
Mr. Lieberenz said he thought it just spilled to the West. He
also noted a variance request had been filed to permit a canopy
to be erected over the proposed pump island. The utility companies
need a 25 ft. easement down the West side of the property. Mr. Mattke
had submitted a memo on the problem of furnishing sewer service to
this property. There is no public sewer North of Gibson's here.
Mr. Jacks said not all information required to be furnished for
Large Scale Development Plans was included. He asked why the loading

The third matter discussed was Fallingwall, Inc. Mr. Lieberenz explained
that this Office has interpreted the "Parkway" as being centered on both
sides of the Railroad with a total ROW of 100 ft. One building has FALLINGWALL, INC.
had a permit issued for it and it is under construction. Mr. Jacks Maple - Lafayette
said he would like to talk to Mr. Vizzier about his views on the
Parkway. The utility companies requested a 10 ft, easement down the
West side of the property usable and unobstructed. Junior Parker wants
a radius of 20 ft. on the drive entrances.
The next matter discussed was the Woolco property. The Plat Review
Committee felt they should present a drainage design for the whole area WOOLCO
and show where the run off will go. The City Engineer's office and GIBSON'S
Mr. Howe are also on record as making this requirement in the past.
Larry Wood recommended joint access points. The Subdivision Regulations
require subdivision. The owner does not want to do this. There is
not sufficient water service to sprinkle the building.

The City Managers office has received information from the Arkansas C.T.PEARSON, JR.
• Highway Department indicating they want a 22 ft. RCM! dedication on School & 6th St.
School Avenue at the intersection of Sixth Street where C. T. Pearson, Jr.
is developing a shopping center.
The meeting was adjourned at 11:30 A.M.
