The Subdivision Committee of the Fayetteville Planning Commission met
40 at 10:30 A.M., Monday, October 5, 1970, in the Directors Room of the
City Administration Building, Fayet eville, Arkansas.
Members Present: Roy Clinton, Helen Edmiston, Harold Lieberenz,
Members Absent: Ernest Jacks.
There were 4 items for discussion before the Committee today.
Mr. Lieberenz explained a problem involving the Informal Plat for
Lazenby's 3rd Addition. The plat was approved by the Planning LAZENBY'S 3RD ADDITION
Commission on condition that Mr. Lieberenz contact utility Easement Problem
companies to see about utilities. He contacted all the utility
companies, but forgot to check back with Paul Mattke, City Engineer.
Mr. Lazenby prepared the mylar, then Mr. Mattke hesitated to sign
because he still insisted on an easement North and South. Ken
Lazenby doesn't think he should give it. There have been 2 or 3
meetings involving Mr. Lazenby, Mr. Mattke, Mr. McClinton,
Mr. Howe, and Mr. Lieberenz. Mr. Mattke feels the easement is
necessary in order to get sewer out from the property on the
South of the Lazenby property. Mr. Lieberenz said he will request
that Mr. Mattke attend the Planning Commission meeting October 6;
and in the future, will have the plats signed by Mr. Mattke before
taking them to the Planning Commission. The Subdivision Committee
made no recommendations at this time.
• The next item for consideration of the Committee was the Final
Plat of the Sun Valley Addition. Mr. Lieberenz stated that the SUN VALLEY ADDITION
Plat Review Committee has studied the plat. Some additional West of Old Wire Road
easements were requested which the owner agreed to. Also, some
minor corrections to be made on the plat. There are no real
problems on this one. The Subdivision Committee made no recommendations
at this time.
The third item before the Committee was a lot split of Lot 17,
Oakland Hills Addition. This has been approved by all the private
utility companies. The only two recommendations that have been
made are:
1. Junior Parker requests at least a 20 ft. radius on the
street intersection.
2. Unless the Major Street Plan is amended to show Rolling Hills
Drive as a collector street, additional ROW must be obtained
to conform with the Major Street Plan. Rolling Hills Drive
is currently 62.1' wide.
Mrs. Edmiston asked whether this is where Mrs. Rudolph has a house
for sale. Mr. Lieberenz made a note to check. The question of
restrictive covenants was raised. Since the proposed lots meet
the R-1 requirements for duplexes, it was wondered if this might
be what is planned. The Committee was not in favor of the lot split
but had no grounds for refusing it.

The Preliminary Plat of the Proposed Centerbrook Subdivision
on the North side of Highway 71 By-pass and East of Scull
•• Creek had also been reviewed by the Plat Review Committee.
They had recommended widening an easement to 15 feet. Also
asked for a 15 foot eastment to be shown across the backs of
the North lots all the way to Johnson Road. Also, this must
comp with the Subdivision Regulations as to paving width
and have a radius of 30 ft. at street intersections. It was
noted that the telephone company still had not solved the
problem of how to get to the property. They do not have any
lines West of Highway 71 at this time.
