HomeMy WebLinkAbout1965-03-18 - Minutes• MINUTES OF A SUBDIVISION COMMITTEE MEETING The Subdivision Committee of the Planning Commission met at 4:00 p.m., Thursday, March 18, 1965, in the City Council Room in the City Administration Building. PRESENT: Suzanne C. Lighton, Chairman Bryan Walker J. A. Vizzier, Planning Consultant Clay B. Yoe, Subdivider The preliminary plat of EASTWOOD ADDITION filed by Clay Yoe was discussed. The Planning Commission had referred the preliminary plat back to the subdivision committee for further consideration. The first preliminary plat submitted for review was incomplete. A report on the needed information was prepared by the Planning Office and given to the subdivider, Clay Yoe, and his engineer, Don Kemp. This report was considered at the committee and each item was discussed. 1. The vicinity map was on the revised preliminary plat. 2. Topography contour map with contour lines at 10 -foot intervals was prepared. 3. Owners of adjacent unsubdivided property were shown on the revised plat. There are no adjacent subdivisions. • 4. No evidence that adjacent property owners have seen the pre- liminary plat was furnished. Clay Yoe explained that it would be difficult to obtain a signature from the property owner to the north and west; however he said he would do his best to obtain the other signatures. Myers ........... North - West Ladon ........... West Krunder ......... North - East Boyd 804866.0041. South 5. Revised preliminary plat shows the street names: Manor Drive and Ridgely Drive. 6. The subdivision is located within the City Limits. 7. The subdivision is located in an R-lA Single Family Residential District. 8. The east -west proposed street right-of-way (Manor Drive) is extended to the west property line; however construction is proposed to end at the east edge of lots 5 and 6 in Block 2. Clay Yoe said he would rather not extend the street. He pointed out that the surrounding property (to the west) was not in the City and therefore no assurance could be given as to the use of the property. 9. SE corner of Lot 1 of Block 2 was not curved; however the SW • corner of lot 5 of Block 2 was shown the same as the SE corner of Lot 1 of Block 2. The concern of the Committee was that both corners be alike. I • • 17i 10. The strip of property between lot 3 of Block 3 and lot 11 of Block 2 originally was a 10 -foot easement for private access road. The easement was enlarged to 30 feet to provide room for a drainage ditch. 11. One 8 inch high pressure gas main is located 5 feet west of right of way of the County Road. The setback for building will be 35 feet along the County Road. 12. Easements as..requested by the utility companies were shown on the revised preliminary plat. (West side of lots 7, 6, 5 and the south 100 feet of lot 3 all of Block 3; and the south side of lots 2, 3 and 4 of Block 3.) Clay Yoe added that 10 -foot easements were provided on the back of all lots. 13. Area to the north and east of lot 1 of Block 2 will be dedicated to the City of Fayetteville, Arkansas, for street purposes. The Subdivision Committee the revised preliminary plat of ••D ADDITION. There were two items which would have to be discussed at the next CommissionThese item are: 1. The extension and improvement of Manor Drive to the west edge of the subdivision; and 2. Question of access to the property to the south. (The 30 foot eastment between lot 3 of Block 3 and lot 11 of Block 2.) There being no further discussion, the committee meeting was adjourned at 5:30 p.m. CHAIRMAN 16
