HomeMy WebLinkAbout1993-01-07 Minutes• MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, January 7, 1993 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES: CITY REPRESENTATIVES: Dale Cheatham, Rick Evans, Floyd Cantrell, and L. O. Ferguson Don Bunn, Randy Allen, Perry Franklin, Tim Conklin, Connie Edmonston, and Sharon Langley OTHERS PRESENT: Dave Jorgensen PRELIMINARY PLAT - NORTHWEST ACRES, PHASE IV DR. JAMES MOORE - N OF WEDINGTON, W OF RUPPLE The only item on the agenda was a request for approval of a preliminary plat for Northwest Acres, Phase IV, submitted by Dave Jorgensen on behalf of Dr. James Moore for property located north of Wedington and west of Rupple Road. The property contains 10 acres with 23 proposed lots and is presently zoned R-1, Low Density Residential. There is a request to have the property rezoned to R-2, Medium Density Residential, before the Planning Commission. PERRY FRANKLIN - TRAFFIC DEPARTMENT Mr. Franklin noted the north -south street did not have a name. Mr. Bunn explained that was an extension of an existing street. CONNIE EDMONSTON - PARKS DEPARTMENT Ms. Edmonston advised the Parks Board would request either .92 acres or $8,280 (money in lieu of land) at their next meeting on January 11. RICK EVANS - ARKANSAS WESTERN GAS Mr. Evans stated the easements shown were fine. DALE CHEATHAM - SOUTHWESTERN BELL TELEPHONE In response to a question from Mr. Cheatham, Mr. Jorgensen stated there was a strong possibility the pond shown on the plat would be drained and filled. After discussion regarding an easement, Mr. Jorgensen suggested making the front setback a utility easement. Mr. Cheatham agreed and requested a street crossing between lots 17 and 18 and another one between lots 8 and 9. Plat Review January 7, 1993 Page 2 L. O. FERGUSON - WARNER CABLE CO. Mr. Ferguson pointed out the front building setback would run out before getting to the service line. He requested an easement to allow him to get the to the east side of the lots. He suggested an off-site easement. He also requested a 2 -inch PVC crossing at the same location requested by Southwestern Bell Telephone and an easement between lots 22 and 23. FLOYD CANTRELL - OZARK ELECTRIC Mr. Cantrell agreed there would need to be an off-site easement. He also asked the same crossings as requested by the other utility company representatives. He also requested an easement across the cul-de-sac between lots 11 and 12 to lots 14 and 15. TIM CONKLIN - PLANNING DEPARTMENT Mr. Conklin requested the sidewalk extend around the entire cul-de-sac. He also advised he would be contacting Jim Johnson, 9-1-1 Systems, regarding a street name for the east -west street. RANDY ALLEN -STREET DEPARTMENT Mr. Allen advised they should look at handicap access at the street crossings. DON BUNN - CITY ENGINEER In response to a question from Mr. Bunn, Mr. Jorgensen explained the property drained in a northerly direction. He pointed out the existing drainage swale along the eastern boundary line. He advised it was not a very deep ditch until it reached Lot 13. He explained their drainage plans. Mr. Bunn stated he would need to see both a drainage plan and a grading plan. After discussion regarding the draining and/or filling of the lake, it was determined it was not necessary for the Corps to review it. Mr. Jorgensen was also advised to apply for a waiver on the length of the cul-de-sac since the east -west street presently did not connect to any other property.
