MINUTES OF A PLAT REVIEW MEETING
of the Fayetteville Plat Review Committee was held on
April 23, 1992 in Room 111 of the City Administration
113 West Mountain Street, Fayetteville, Arkansas.

CONCURRENT PLAT - WALNUT HAVEN ADDITION
HARRY GRAY - SE CORNER OF SALEM & TIMBERLINE
The first item on the agenda was a request for approval of a
concurrent plat for Walnut Haven Addition, presented by Harry Gray
on behalf of The Rogers Company, for property located at the
southeast corner of Salem and Timberline. The property is zoned R-
2, contains 1.20 acres with 4 proposed lots.
Mr. Gray explained the sewer was on the east side of Salem and
there was an 8 -inch water line was on the west side. He noted the
developer was planning to construct duplexes.
FLOYD CANTRELL - OZARK ELECTRIC
Mr. Cantrell stated the easements were fine.
RICK EVANS - ARKANSAS WESTERN GAS
Mr. Evans agreed the easements were fine.
DALE CHEATUM - SOUTHWESTERN BELL TELEPHONE
Mr. Cheatum concurred the facilities were fine.
L. O. FERGUSON - WARNER CABLE
Mr. Ferguson pointed out he had an aerial line so there would be no
problems.
Mr. Gray noted they might have to provide an easement down one of
the lot lines to provide service to the street light.
RANDY ALLEN - PUBLIC WORKS
In response to a question from Mr. Allen, Mr. Gray noted the
sidewalks would set beck approximately 10 1/2 feet from the edge of
the street.

DON BUNN - CITY ENGINEER
Mr. Bunn stated the plat did not meet the technical requirements
for a concurrent plat but the Planning Commission had approved
other plats as concurrent that were similar to this one. He
explained it would be the Planning Commission's decision.
PRELIMINARY PLAT - WOODLANDS ADDITION
HARRY GRAY - NW CORNER OF WEDINGTON AND SALEM
The final item was a request for review of a preliminary plat for
Woodlands Addition, presented by Harry Gray on behalf of The Rogers
Company, for property located at the northwest corner of Wedington
and Salem. The tract is zoned R-2, Medium Density Residential,
contains 9.97 acres and has 34 proposed lots.
Mr. Gray noted they would probably need to cut down the size of the
existing traffic island on Salem Street to provide access on
Richwood Place.
FLOYD CANTRELL - OZARK ELECTRIC
Mr. Cantrell stated everything appeared to be find except on the
west side. He explained the line would have to stay in as an
overhead line.
RICK EVANS - ARKANSAS WESTERN GAS
Mr. Evans stated the easements were fine. He stated they would
need a 4 -inch crossing between lots 10 and 11 to lots 27 and 28.
DALE CHEATUM - SOUTHWESTERN BELL TELEPHONE CO.
Mr. Cheatum stated he would need a 4 -inch crossing at the same
location.
L. O. FERGUSON - WARNER CABLE
Mr. Ferguson asked for the same crossing.
PERRY FRANKLIN - TRAFFIC DEPT.
Mr. Franklin stated he had been concerned about access due to the
island on Salem but that apparently would be taken care of. He
asked that Mr. Gray verify the street names with Jim Johnson.
RANDY ALLEN - PUBLIC WORKS
Mr. Allen asked where the sidewalks would be placed.

Mr. Gray stated they would be on the interior streets. He also
noted there would be a sidewalk on Salem. He further stated that,
if sidewalks were required on Wedington, he would like a waiver.
Mr. Bunn explained he would have to request the waiver in writing
to the Planning Commission. He also noted he would need a grading
plan on both projects.
The meeting adjourned at 9:15 a.m.
