MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on
Thursday, September 5, 1991 in Room 111 of the City Administration
Building, 113 West Mountain Street, Fayetteville, Arkansas.
UTILITY REPRESENTATIVES: David Tucker and Rick Evans
CITY REPRESENTATIVES:
Becky Bryant, Jim Beaver, Mickey
Jackson, Perry Franklin and Sharon
Langley
OTHERS PRESENT: Philip Humbard
PRELIMINARY PLAT - RUPPLE SUBDIVISION
HOYET GREENWOOD ESTATE - NW CORNER OF RUPPLE & WEDINGTON
The first item on the agenda was a request for approval of a
preliminary plat for Rupple Subdivision located on the northwest
corner of Rupple and Wedington. The property consists of 3 acres
divided into 2 lots. The property is zoned C-1. Mr. Philip
Humbard appeared to represent the Hoyet Greenwood Estate.
BECKY BRYANT - PLANNING DEPARTMENT
Ms. Bryant explained that because the property had already been
split three times, subdivision regulations required the applicant
to subdivide the tract even though it only involved one lot.
Mr. Humbard explained the estate desired to sell the Speedy -Mart
store at the corner of Rupple and Wedington but not the adjoining
property.
In response to a question from Ms. Bryant, Mr. Humbard explained
the estate did not plan to further subdivide the property and would
keep frontage on both streets.
PERRY FRANKLIN - TRAFFIC DEPARTMENT
Mr. Franklin stated he had no comments.
JIM BEAVER - ENGINEERING
Mr. Beaver stated he had no comments.
MICKEY JACKSON - FIRE DEPARTMENT
Mr. Jackson explained there would need to be a fire hydrant on
Wedington should the property be developed.

RICK EVANS - SWEPCO
Mr. Evans stated he had no comments.
DAVID TUCKER - SOUTHWESTERN BELL TELEPHONE
Mr. Tucker suggested the applicant provide a 20 -foot utility
easement around the back of the property in order to save further
filings in the future.
Ms. Bryant pointed out provision of an easement at this time would
save the dedication of the easement by separate instrument at a
later date. She complimented Mr. Humbard on the plat. She stated
she had no further comments.
LARGE SCALE DEVELOPMENT - YOUTH BRIDGE
KIM FUGITT - CROSSOVER ROAD
The next item on the agenda was a request for approval of a Large
Scale Development for Youth Bridge located on Crossover Road. No
one was present to represent Youth Bridge. The item was tabled.
