MINUTES OF A PLAT REVIEW MEETING
of the Fayetteville Plat Review Committee was held on
July 18, 1991 in Room 111 of the City Administration
113 West Mountain Street, Fayetteville, Arkansas.

PRELIMINARY PLAT - PARADISE VIEW ESTATES, PHASE II
TOM HOPPER - W OF CROSSOVER, S OF JOYCE
The only item on the agenda was a request for approval of a
preliminary plat for Paradise View Estates, Phase II, , located to
the west of Crossover and to the south of Joyce, presented by Tom
Hopper, Crofton and Tull. The property consists of 10.02 acres
with 21 lots proposed. The property is zoned R-2, Medium Density
Residential.
KEN RAIDER - OZARK ELECTRIC
Mr. Ken Raider, Ozark Electric, stated they would have to have an
easement along the south side of Par Court on the front side of the
lots. He explained he could not get down into the flood plain
areas. He pointed out areas on the plat where he would need
easements.
TOM MC ELROY - SOUTHWESTERN BELL TELEPHONE
Mr. McElroy explained the telephone would also run in the front of
the lots also. He pointed out the area where he would need a 20 -
foot easement on the plat.
RICK EVANS - ARKANSAS WESTERN GAS
Mr. Evans agreed with the other utility companies that the service
would have to be from the front of the lots.
MICKEY JACKSON - FIRE DEPT.
In response to a question from Mr. Jackson, Mr. Hopper pointed out
the existing fire hydrants and stated they were less than 800 feet
apart.
PERRY FRANKLIN - TRAFFIC DEPT.
Mr. Franklin stated it did not appear site distance would be a
• problem on this development. He suggested that Mr. Hopper talk to

Jim Johnson for approval on the street names. He stated he doubted
that he would approve both Par Court and Par Lane.
DON BUNN - CITY ENGINEERING
In response to a question from Mr. Bunn, Mr. Hopper explained there
were trees around the perimeter of the property. He stated there
were very few tree on the property. He also pointed out the
property was zoned R-1 rather than R-2.
SHARON LANGLEY - PLANNING
Ms. Langley informed Mr. Hopper of the future meeting dates. She
also requested he provide proof of notification before the Planning
Commission Meeting.
