MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on
Wednesday, July 3, 1991 in Room 111 of the City Administration
Building, 113 West Mountain Street, Fayetteville, Arkansas.

LARGE SCALE DEVELOPMENT - THE SPORTS PARK
RICK COLLINS - W OF BETTY JO, S OF WEDINGTON DR.
The only item on the agenda was a request for approval of a large
scale development, located to the west of Betty Jo and to the south
of Wedington, presented by Rick Collins. The property consists of
76.35 acres. The property is zoned A-1, Agriculture, and a
conditional use was approved for Mr. Collins on March 11, 1991.
RICK EVANS - ARKANSAS WESTERN GAS
Mr. Rick Evans, Arkansas Western Gas, requested that 20 feet of the
50 -foot setback across the front be designated as a utility
easement.
In response to a question from Mr. Evans, Mr. Collins explained
Phase II could be in the near future but Phase III could be in 6 or
7 years.
KEN RAIDER - OZARK ELECTRIC
Mr. Raider explained they would need an application from Mr.
Collins. He stated they would work with Mr. Collins when he
decided where he wanted the electric lines.
PERRY FRANKLIN - TRAFFIC DIVISION
Mr. Franklin explained if they were planning on putting any signs,
planters, etc. at the highway which would be taller than 30 inches
within 25 feet of the intersection, they would need to contact him.
Mr. Franklin explained the solid waste division did require a
certain size and strength of concrete pad. He suggested Mr.
Collins contact the Solid Waste Division.

Mr. Tucker informed Mr. Collins there were two buried telephone

cables down the south side of Highway 16 that were not shown on the
plat. He explained the driveway would cross the cables and should
they need to be lowered, there would be a charge. He further
stated he would like to have a 15 -foot easement along the east side
of the property so they could bring a cable into the building. He
explained they would work with Ozark Electric so there would be
only one easement.
JIM BEAVER - ENGINEERING
Mr. Beaver stated the sewer easement was not showing on the plat
and would need to be shown. He asked if drainage was a problem.
Mr. Collins stated there was no problem. He pointed out there were
two large ponds on the property.
Mr. Beaver asked where stormwater would run off from the parking
areas.
Mr. Collins stated that in some areas they would have to have some
catch basins to take the water to the ponds.
SHARON LANGLEY - PLANNING OFFICE
Ms. Langley stated the parking calculations would need to be placed
on the plat: 1 space per 1,000 feet of the miniature golf site, 1
space per practice driving range and 1 space per batting cage.
DON BUNN - ENGINEERING
Mr. Bunn pointed out that this portion of Wedington Dr. was on the
Master Sidewalk Plan and sidewalks would be required.
In response to a question from Mr. Collins, Mr. Bunn stated the
sidewalk was from the property right-of-way and should be five foot
wide.
