MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on
Thursday, June 20, 1991 in Room 111 of the City Administration
Building, 113 West Mountain Street, Fayetteville, Arkansas.
UTILITY REPRESENTATIVES: Rick Evans, Ken Raider, and
L. O. Ferguson
CITY REPRESENTATIVES: Don Bunn and Sharon Langley
OTHERS PRESENT: Wayne Lane
FINAL PLAT - PARADISE PLACE
TOM HOPPER - W OF CROSSOVER, S OF JOYCE
The only item on the agenda was a request for approval of a final
plat for Paradise Place, located to the west of Crossover and to
the south of Joyce, presented by Wayne Lane, Crofton and Tull. The
property consists of 18.7 acres with 32 lots proposed. The
property is zoned R-2, Medium Density Residential.
KEN RAIDER - OZARK ELECTRIC
Mr. Ken Raider, Ozark Electric, stated they were already putting
lines in and the existing easements were adequate for their use.
RICK EVANS - ARKANSAS WESTERN GAS
Mr. Rick Evans, Arkansas Western Gas, stated he had talked to Tom
Hopper earlier and had pointed out there was a 15 -foot easement
located on Lot 7, Block 3, which was not shown on the plat. He
explained they had a two-inch line running through the easement to
serve the apartment on the adjoining property.
L. O. FERGUSON - WARNER CABLE
Mr. L. O. Ferguson, Warner Cable, stated most of their work was
completed on this project and the existing easements were adequate.
DON BUNN - CITY ENGINEER
Mr. Bunn asked the status of the remaining construction.
Mr. Lane explained the project should be completed within the next
month. He stated the sewer line was in but he was not sure about
the water line. He further stated they were preparing to run the
curbing on the streets.
Mr. Bunn explained the city would require a contract between the
owners of the property and the city placing a lien on the
appropriate number of lots to assure completion of construction.
He further explained the subdivision covenants would need to be

filed at the time the final plat was approved and a file stamped
copy given to the city. He stated he also wanted a note on the
plat stating that the land was being developed as single-family
housing only since the zoning was R-2.
Mr. Lane requested that the existing 15 -foot water line easement on
lot 8, block 2 be reduced by five feet. He explained the lot was
not large enough to build on with the easement running through it.
Mr. Bunn stated he was not inclined to reduce the size of an
easement however he would talk to the developer. He further stated
the developer knew the easement was there when they planned the
subdivision.
