HomeMy WebLinkAbout1991-04-04 Minutes• • • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, April 4, 1991 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES: Rick Evans, Larry Ferguson, Glenn McElroy Winkler, L. O. Watt, and Tom CITY REPRESENTATIVES: Don Bunn, Mickey Jackson, Perry Franklin, and Sharon Langley LARGE SCALE DEVELOPMENT - CHILI'S GRILL & BAR CHARLES MORGAN - N SIDE OF MILLSAP, W OF COLLEGE The first item on the agenda was a request for large scale development for Chili's Grill & Bar owned by Snowstate Restaurant Corporation and represented by Charles Morgan. The property is located at 772 East Millsap Road, and consists of 2.12 acres. The property is zoned C-2, Thoroughfare Commercial. Mr. Don Bunn, City Engineer, explained Mr. Morgan had been delayed due to the fog. He suggested all personnel present their comments which would be given to Mr. Morgan. He explained that Mr. Morgan could contact each individual, if needed. LARRY WINKLER - SWEPCO Mr. Winkler explained there was an existing high voltage cable along Millsap where a tie in could be made through an existing manhole at the west end of Millsap. He further explained the manhole was 119 feet from the property. He stated SWEPCO would run the cable from the manhole to the property line and then it would be petitioner's responsibility. He recommended the cable be underground. He stated he would work with the petitioner on location of the transformer. Mr. Winkler further stated SWEPCO would not need any further easements. L. O. FERGUSON - WARNER CABLE Mr. Ferguson explained Warner Cable did not have any service in that location. He further explained, if they desired service, Warner would work with them on a cost-sharing basis. He stated they would need to contact Warner Cable as soon as possible if they desired cable service. TOM MC ELROY - SOUTHWESTERN BELL TELEPHONE Mr. McElroy explained the existing service stopped on the east side of the Faucette Building. He stated he would prefer following the highway right-of-way around to the north edge of the property, lab Plat Review April 4, 1991 Page 2 where a 50 -foot building set back was shown. He asked that the set -back be a utility easement. He explained Arkansas Gas already had lines in that area. He further explained the petitioner would need to provide 2 -inch plastic conduit from the building to the rear of the lot in one of the corners (preferably the northwest corner of the property). L. O. FERGUSON - WARNER CABLE Mr. Ferguson added, if the petitioner desired cable, they would also need to provide cable from the same location as provided for Southwestern Bell Telephone. RICK EVANS - ARKANSAS WESTERN GAS Mr. Evans agreed with Mr. McElroy that the 50 foot building setback should be used for the utility easement. He explained they had an existing gas line and could be served from either of the green areas located at either the northeast or northwest corner of the property. He stated they would work with the petitioner regarding location. MICKEY JACKSON - FIRE DEPARTMENT Mr. Jackson recommended the installation of a sprinkler system even though it was not required. PERRY FRANKLIN - TRAFFIC DIVISION Mr. Franklin stated the petitioner needed to be aware that maximum height for signs, plantings, etc. was 30 inches at the driveways. In response to a question from Mr. Franklin regarding comments at a previous meeting concerning sanitation pickup, he was informed that Cheryl Wright, Waste Disposal, saw no problems as long as the parking area was kept free. There was discussion regarding a heavy concrete pad for the dumpster area. DON BUNN - CITY ENGINEER Mr. Bunn explained he saw no problems with the water and sewer. The meeting was adjourned at 9:15 a.m.
