HomeMy WebLinkAbout1990-01-18 Minutes• •; MINUTES OF A PLAT REVIEW MEETING fleeting of the Fayetteville Plat Review Committee was held on Thursday, January 18, 1990 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES- Rick Evans, Larry Winkler and L.O. Ferguson CITY REPRESENTATIVES- Elaine Cattaneo, -Mickey Jackson, Becky Bryant and Don Bunn OTHERS PRESENT: Dave Jorgensen of Jorgensen & Associates LARGE SCALE DEVELOPMENT PLAN OF SEQUOYAH UNITED METHODIST CHURCH EXPANSION SEQUOYAH UNITED METHODIST CHURCH - 1910 OLD WIRE ROAD The only item of review was a large scale development plan for Sequoyah United Methodist Church Expansion submitted by Delvin Nation on behalf of Sequoyah United Methodist Church and represented by Dave Jorgensen. Property is located at 1910 Old Wire Road. DON BUNN - CITY ENGINEER Bunn introduced the new Associate Planning, Becky Bryant, to all the utility representatives and staff. Bunn advised they will need to talk to Don Osburn in the Water Meter Division regarding a new size meter. He added that according to the Minutes of the earlier large scale development meeting date, the church got an o.k. to do the parking lot with SB2 instead of paving at that time. He advised that will probably need to pave it with this development. Jorgensen noted that as he recalled, it was just a temporary delay and as far as he knows they do plan to pave the parking with this development. Bunn stated that the parking required is based only on auditorium space per ordinance. Therefore, since this addition is classrooms, they probably won't need to add any additional parking to the 80 existing spaces. Bunn noted that Tom McElroy of Southwestern Bell was unable to be at the meeting today so they need to contact him to make sure he doesn't need any more easements or anything. Bunn advised that the 10' utility easement needed will need to be dedicated on a separate document and filed at the Court House. He added that it should be run along the north line all the way to the end of the parking lot. Bunn noted that if the Master Sidewalk Plan calls for a sidewalk here, a Bill of Assurance might be acceptable. ELAINE CATTANEO - CITY PLANNING SECRETARY Cattaneo noted that there may not be a Subdivision Committee on February 7th because the new committee members have not been appointed yet. If there is a • • Plat Review January 18, 1990 Page 2 meeting, this will be reviewed at that time. The Planning Commission will review this on February 12th. She noted that they will need to submit proof of notification of adjoining property owners and will need to submit 12 revised copies of this plat by February 5th. MICKEY JACKSON - FIRE DEPARTMENT Jackson stated that there is a provision in the State Fire Code now that requires that there be a fire hydrant within 500' of the farthest point of the building. He added that he wasn't sure of the exact location of the fire hydrant, but it would need to meet this requirement. He advised that, with this addition, their total square footage of the building is probably approaching the maximum allowable floor area for the sprinkler system requirement. In answer to a question from Jackson, Jorgensen stated that this building will be metal studs and steel structure with brick exterior. L.O. FERGUSON - WARNER CABLE AMEX Ferguson asked if they anticipate wanting t.v. cable. Jorgensen stated that they may want it. Ferguson advised that if they want it, he will need conduit into the utility room. LARRY WINKLER - SWEPCO Winkler stated that it would not be necessary to have a pad mounted transformer. The transformer could be hung on the pole. He advised that he will need a 10' easement running along the north property line between the curb and north property line. In answer to a question from Winkler, Jorgensen stated that Delvin Nation would need to be consulted about the electrical load requirements. RICK EVANS - ARKANSAS WESTERN GAS Evans stated that he would have no problems serving this. He asked that Delvin Nation contact him to determine what size meter is needed.
