A meeting of the Fayetteville Plat Review Committee was held on Thursday,
December 7, 1989 in Room 111 of the City Administration Building, 113 West
Mountain Street, Fayetteville, Arkansas.

PRELIMINARY PLAT OF RUDY HATCHER SUBDIVISION
RUDY HATCHER - N OF MISSION, ACROSS FROM LUNSFORD AVE
The only item was a preliminary plat of the Rudy Hatcher Subdivision submitted
by Rudy Hatcher and represented by Harry Gray of Northwest Engineers. The
property is zoned R-1, Low Density Residential and contains 3.5 acres more or
less with 11 proposed lots.
HARRY GRAY - REPRESENTATIVE
He stated that this is actually two different pieces of property with Jim
Williams owning the south half and Rudy Hatcher the north half. He noted that
this property joins the Spring Creek Subdivision. The sewer. line will come out.
of the new main that is being put in that subdivision. Mr. Gray advised that
there are two houses on this: one that will remain on Hatcher's portion and one
that will be removed on Williams' portion.
DON BUNN - CITY ENGINEER
Don Bunn, City Engineer, advised that the lot can't be created that will make
the existing house non -conforming. He asked if the property Jim Williams owns
is all the property that he had submitted for lot splits. Mr. Gray answered,
yes, Mr. Williams has decided to join with Mr. Hatcher to do a subdivision
instead.
Bunn noted that the cul-de-sac is o.k. Water and sewer is available and the
right-of-way dedication is shown. He asked how they plan to notify the adjoining
property owners. Mr. Gray stated that they will notify by certified mail.
LARRY WINKLER - SWEPCO
He stated that they can catch part of this project (the back lots) from the
Spring Creek Subdivision and the south lots will probably have to be served off
of Highway 45. He advised that they will need a 20' easement along the south
side all the way and a smaller easement, maybe 10', along the west edge. An
easement will be needed on the north edge at least to lots 9 & 10. The street
lights can be served from the easement between lots 5 & 6.

TOM MCELROY - SOUTHWESTERN BELL TELEPHONE
McElroy advised that the easements as requested are satisfactory, but he would
also like to request a 25' easement along the Highway 45 right-of-way. There
is an existing underground line through there. Mr. Gray noted that they will
show the building setback there as a utility easement also.
MICKEY JACKSON - FIRE DEPARTMENT
He noted that the fire hydrant needs to be moved up to the corner of Mission Blvd
and the new street
RICK EVANS - ARKANSAS WESTERN GAS
Evans stated that all the easements that were requested will be satisfactory.
CONNIE EDMONSTON - PARKS & RECREATION
Edmonston was unable to attend the meeting but she stated that the land
dedication amount would be .14 acres or $1,155 money in lieu. The Parks Board
will be meeting on December 20th at 5 p.m.
JIM JOHNSON - WATER METER DIVISION
Johnson was unable to attend the meeting, but he stated that they will need to
name the subdivision.
