MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday,
September 21, 1989 in Room 111 of the City Administration Building, 113 West
Mountain Street, Fayetteville, Arkansas.

PRELMRINARY PLAT OF PARADISE VIEW ESTATES
JIM LINDSEY - W OF CROSSOVER, E OF SWKETBRIAR
The only item was a preliminary plat of Paradise View Estates submitted by Tom
Hopper of Crafton, Tull & Associates on behalf of Jim Lindsey. The property is
located west of Crossover Road and east of Sweetbriar Drive and zoned R-2, Medium
Density Residential with 7.5 acres and 19 proposed lots.
TOM MCELROY - SOUTHWESTERN BELL TELEPHONE
McElroy stated that they will serve off of Highway 265 (Crossover) so they will
need a crossing under the street coming off of the highway (Paradise View Drive)
and also under the other street (Paradise Way) on both ends where it stubs off.
A quad which is a 6" square pipe that is cut into four sections can be used so
that they will only need one pipe for all the utilities in most cases.
McElroy noted that the easements shown are o.k., but they will need to be cleared
before they can bring their lines through. He advised that he wouldn't have a
problem with the 25' easement on lot 1 of Block 2 being cut down to because he
will come up the south line and up the back property line and won't need that
easement. He asked since this is zoned R-2, would this be duplexes or all
single-family homes. Mr. Hopper commented that it would be single-family.
CONNIE EDMONSTON - PARKS & RECREATION
Edmonston stated that this is in the northeast park district and according to
the greenspace ordinance, the land dedication required would be .24 acres with
19 single-family homes and the money in lieu would be $1,995. Since this is near
Sweetbriar Park, the Parks Board will probably recommend to take the money in
lieu. This will be discussed at the Parks Board meeting on Monday, Sept. 25th
at 5:00 p.m.
DON BUNN - CITY ENGINEER
Bunn advised that they can tie on to the water line near here He advised that
there is a problem with the street names because there is a "Paradise Lane"
already. These names will need to be changed.

Bunn stated that he doesn't have any other specific comments. He noted that it
looks like they are preparing to tie in with something to the north or south.
The length of the cul-de-sac does exceed the maximum length as required by Code.
He noted that he will need to look at this more closely, but he doesn't have any
additional comments at this time.
Bunn advised that the Subdivision Committee will review this on the 4th of
October at 1:00 p.m. and the Planning Commission is the 9th of October.
TOM HOPPER - REPRESENTATIVE
Mr. Hopper stated that one 25' easement shown on the plat on Lot 1 of Block 2
was shown strictly to show what it does to the lot. It will need to be cut back
to 10' to 15' if possible.
RICK EVANS - ARKANSAS WESTERN GAS
Evans stated that the easements that are shown are fine. No problem with the
easement Mr. Hopper spoke up being cut back. He advised that they will need
conduit under Paradise Way at both ends. The easements will need to be cleared
and to grade. No problem getting service to it.
71M CROWNOVER - OZARKS ELECTRIC
Crownover stated that the easements are alright. The easement spoken of needs
to be 15'. He asked where they want the street lights. Mr. Hopper stated that
they would like to start at the intersection with them and come down 200 to 300
feet. Crownover noted that he may have to request another easement at a later
date. Mr. Hopper stated that they will put in any easements he needs.
L. 0. FERGUSON - WARNER CABLE
Ferguson stated that they don't have any line close to here. They do have
service along Joyce Street and they will work with them any way'they..can. He
asked that the developer give them notice once they start moving dirt.
