HomeMy WebLinkAbout1989-08-17 Minutes• MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, August 17, 1989 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES• Tom McElroy, Rick Evans, L. 0. Ferguson and Jim Crownover CITY REPRESENTATIVES• Don Bunn, Perry Franklin and Connie Edmonston OTHERS PRESENT: Harry Gray CONCEPT PLAT OF FERGUSON ADDITION FRANCIS FERGUSON - WEST OF CROSSOVER AND SOUTH OF OLD WIRE ROAD The only item was a concept plat of Ferguson Addition submitted by Francis Ferguson for property located west of Crossover Road and south of Old Wire Road and zoned A-1, Agricultural containing eighteen acres with 27 proposed lots. • TOM MCELROY - SOUTHWESTERN BELL TELEPHONE • McElroy stated that there facilities to serve the east section and on Magnolia Drive can be served off of the front because of the low area. Lot 7 can be reached by the front instead of coming off of the back of the property to stay away from Mud Creek water Will not use poles unless there is no other way. RICE EVANS - ARKANSAS WESTERN GAS Evans stated that they would like to stay out of the flood plain and would try to serve it from the front. No problem to get gas in. There is a main line that runs right next to the highway for about 4 foot inside the highway right-of-way and they have a 50 foot easement. JIM CROWNOVER - OZARKS ELECTRIC Ozarks Electric can take care of the power from the back of the property. He asked if since these were flood plain if it was feasible to put the easement through the middle of the lots above the flood plain and serve it from the back. PERRY FRANKLIN - TRAFFIC SUPERINTENDENT Franklin asked Mr. Ferguson is he was planning on having an island there. Mr. Ferguson replied no. CONNIE EDMONSTON - PARKS AND RECREATION • • • Plat Review August 17, 1989 Page 2 Edmonston stated that if there were 27 single family units with the $105.00 for each unit, the money in lieu of land dedication would be $2,835.00. The acreage would be 27 units x .0125 acres and the acreage requirement would be .33 acres. DON BUNN - CITY ENGINEER Bunn stated that there are no problems with the water and sewer proposal. The lots join Highway 265 and restricted access is needed to the street rather than out to Highway 265. Lot #13's driveway can be put far enough away from 265 to not cause problems. There is a problem with the extent of the flood plain. A decision needs to be made as to whether any subdivision in this area could be approved. The flood plain covers 65% to 70% of the area. This is why a concept plat is presented. Bunn announced a Subdivision Committee Meeting on August 23 and the Planning Commission Meeting is on August 28.
