HomeMy WebLinkAbout1989-07-20 Minutes• MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, July 20, 1989 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES• Rick Evans, Tom McElroy, Larry Winkler and L. 0. Ferguson CITY REPRESENTATIVES• Elaine Cattaneo, John Merrell and Hal Morton OTHERS PRESENT: Dave Thomas - Architect and Scott Thomas - Pack Rat Representative LARGE SCALE DEVELOPMENT PLAN OF PACK RAT SCOTT CROOK - S OF TOWNSHIP & W OF GREEN ACRES The only item of consideration was a large scale development plan of Pack Rat submitted by Scott Smith and represented by Dave Thomas, Architect. Property located south of Township and west of Green Acres and zoned C-2, Thoroughfare Commercial. • JOHN MERRELL - PLANNING MANAGEMENT DIRECTOR Merrell asked if the Pack Rat Representative if he was aware of whether this building is proposed to be constructed two feet above the 100 year flood plain. Mr. Crook answered,yes. He asked for the dimensions of the proposed sign on the corner of Township and Green Acres to determine if it is too close to the right of way Mr. Crook stated that they really didn't yet what size it would be. Merrell stated that the sign would have to comply with the sign ordinance. He advised that in order to have the required number of parking spaces (28), which is five more than the proposed 23, Mr. Thomas would have to either redesign the parking or go to the Board of Adjustment and request an off-street parking variance. Off-site parking or on the street parking cannot be counted. HAL MORTON - SANITATION Morton asked if there would be any problems with the screened trash enclosure on the easement. McElroy stated that it can be put on an easement, but the utility company has the option of moving it if necessary. Morton stated that the location of the dumpster is very accessible, but the storm water drainage area is heading right down into the gates of that so it might rust out the bottom of the dumpster. Mr. Thomas stated that they anticipate changing that to shape it in such a way that it won't be a problem. With the dumpster being screened, the gates would need to be opened when the truck comes to pick up trash. Also, the pavement would need to be reinforced enough to handle the weight of the trucks. They do offer commercial can pickup as well if they don't want a dumpster. RICK EVANS - ARKANSAS WESTERN GAS Evans stated that the Natural Gas Line probably needs to be 1 1/4" instead of 1" as shown. All other easements are fine. • DON BUNN - CITY ENGINEER • Bunn stated that water and sewer is available. They will need to submit an as - built plan after construction is done showing how services go in. He suggested that they go down to his office and look at the sewer location. ELAINE CATTANEO - PLANNING SECRETARY Informed them of the Subdivision Committee and Planning Commission meeting dates and times. They will need to provide proof of notification of adjoining property owners and 15 copies of the plat before the Subdivision Committee Meeting. a��
