HomeMy WebLinkAbout1989-07-13 Minutes• • • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, July 13, 1989 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES• CITY REPRESENTATIVES• OTHERS PRESENT: Tom McElroy, Rick Evans and Larry Winkler Don Bunn, Perry Franklin and Elaine Cattaneo Harry Gray & Chester Dean REVISED PRELIMINARY PLAT OF FIESTA PARK SUBDIVISION BMP DEVELOPMENT - S OF APPLEBY RD & N OF DRAKE ST The first item was a revised preliminary plat of Fiesta Park Subdivision submitted by BMP Development, Inc. and represented by Harry Gray of Northwest Engineers for property located south of Appleby Road and north of Drake Street containing 20.62 acres and zoned R-2, Medium Density Residential. Proposed use of Lots 1-99 is single-family homes and of Lots 100-102 is single-family or duplex. HARRY GRAY - REPRESENTATIVE Gray stated that they had changed the lines of their phases-a'-littTe"since they brought this through before. Phase I will stay as shown but Phase II will has been changed to allow them to bring that street on through to tie into Drake Street with Phase II. TOM MCELROY - SOUTHWESTERN BELL TELEPHONE McElroy stated that they will need a 20' easement to be able to get to Lots 38 & 39. He noted that they may have a problem serving Lots 29, 30, 31 & 33 unless they can serve them from the front. Mr. Gray stated that there would be no problem with that. McElroy stated that they will need to extend the easement on Lot 28 on over to the lot line on Lot 29 in order to serve it. Also, will need east/west crossings between Lots 19 & 20 and 57 & 58 and between Lots 9 & 76 and 8 & 77. Since they will be serving from the south they will have some problem getting around Phases 2 & 3 to serve Phase 1 so they may need an off- site easement for that if the Phases II & III are developed with Phase I. Mr. Gray stated that he could do that. RICK EVANS- ARKANSAS WESTERN GAS Evans asked if the 25' building setback in the back of the lots would also be a utility easement. Mr. Gray answered, yes. Evans stated that they will need a 20' utility easement along the rear of the lots in both the middle sections 231 • Plat Review July 13, 1989 Page 2 with 10' on one lot and 10' on the other. He added they will locate their line in the 50' easement. Also, in order to circle lot 102 and tie back into Drake, they will need a 20' easement. They will also be using the easements that the telephone company asked for. He noted that if they don't develop Phases II & III right now they will need an off-site easement to get to Phase I. LARRY WINKLE1 - SWEPCO Winkler stated that all the easements asked for are sufficient as far as Phase I Will need a 10' easement with 5' on each side between the lots where the street lights are shown. PERRY FRANKLIN - TRAFFIC SUPERINTENDENT Franklin stated that if they plan any kind of plantings at the intersections of Appleby Road or Drake Street to please contact him first so he can make sure there will not be a sight distance problem. Should get in touch with Jim Johnson of the Water Meter Division to help them come up with street names. DON BUNN - CITY ENGINEER Bunn stated that John Merrell didn't have any comments on this plat. He asked if they are tying their waterline to the existing line.. Mr.. Gray answered, yes. Bunn stated that he would talk with them about the water line and might have some additional comments later. He asked if the entrance to the subdivision will be in the same location as it was shown before. Mr. Gray answered that it has been moved about 150'. Bunn stated that they need to show the easements where the water lines are shown and they will need to be 15'. Need revised copies by Monday afternoon. LARGE SCALE DEVELOPMENT PLAN OF R & P ELECTROPLATING R & P ELECTROPLATING INC - 2000 PUMP STATION ROAD The second item was a large scale development plan for R & P Electroplating represented by Chester Dean of Architectural Const, Ron Shumate and Kenneth Pummill for property located at 2000 Pump Station Road and zoned I-2, Heavy Industrial. TOM MCELROY - SOUTHWESTERN BELL TELEPHONE No comments. RICK EVANS - ARKANSAS WESTERN GAS Evans stated that they will work with them on the meter sizes. No other comments. LARRY WINKLER - SWEPCO 23b • • • Plat Review July 13, 1989 Page 3 Winkler stated that they don't need to request any easements. Will work with them on service. DON BUNN - CITY ENGINEER Bunn asked if the ramp shown is existing. Mr. Dean answered, no, and that they are revising this and moving the ramp over so that it clears the easement shown. Bunn noted that they will need to check with the Planning Office to see if they have the required parking spaces. He asked if the 24" drain pipe shown is existing. Mr. Dean answered, yes. 239
