HomeMy WebLinkAbout1989-07-06 Minutes• • • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, July 6, 1989 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES• Tom McElroy and Rick Evans CITY REPRESENTATIVES• Sid Norbash and Becky Schmidt OTHERS PRESENT: LARGE SCALE DEVELOPMENT PLAN FOR SHULER AUTOHAUS FRANK SHULER - CORNER OF COLLEGE AVE & SYCAMORE ST The only item was the large scale development plan for Shuler Autohaus submitted by Frank Shuler and represented by George Smithwick. Property is located at the corner of College Avenue and Sycamore Street and zoned C-2, Thoroughfare Commercial. RICK EVANS - ARKANSAS WESTERN GAS Evans stated that they do have a line on Sycamore Street,.nor.th,.of,the waterline that isn't shown on the plat. Contact them before they cut a driveway so they- can heycan locate it. Gas service is available to them. No problems. TOM MCELROY - SOUTHWESTERN BELL TELEPHONE McElroy stated that they have an aerial line on College. No problem. JOHN MERRELL - PLANNING MANAGEMENT DIRECTOR Merrell stated that the proposal conforms to the Zoning Ordinance and the Land Use Plan. The sign will need to conform to the setback regulations. He noted that they do need a vicinity map on this plat. DON BUNN - CITY ENGINEER Bunn stated that they have noted that there is a stone lined ditch and two culverts. He advised that he would like to see the calculation of the amount of storm water based on a 25 year flood to make sure these will be large enough to carry it. He added that there are sewer line easements that cross the property and there is water available. Bunn advised that the power company representative isn't present, but he will probably want a service easement so they would need to get in contact with Larry Winkler on this. Any power company easements should be shown on the plat. 235 • • • rj- 6-49 9,•CA Bunn stated that they need to check with Richard Wilson, Sign Inspector, about the sign regulations. However, for purposes of this plat they can measure back 40' from the right-of-way and show the sign there. LARRY WINKLER - SWRPCO Winkler was unable to attend the meeting but he commented that they will have no problem with providing service when they contact him. 23t o
