HomeMy WebLinkAbout1989-06-29 MinutesMINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, June 29, 1989 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES- Rick Evans, Tom Mcllroy, Larry Winkler, and Jim Crownover CITY REPRESENTATIVES- Perry Franklin, Sid Norbash, and Becky Schmidt OTHERS PRESENT: Dave Jorgensen FINAL PLAT OF HE INGWAY RIDGE, PHASE I SUBDIVISION ROCK REED - NORTH SIDE OF STUBBLEFIELD RD WEST OF MISSOURI RD The only item was a final plat of the Hemingway Ridge, Phase I subdivision submitted by Rock Reed and represented by Dave Jorgensen, Jorgensen & Associates, for property located on the North side of Stubblefield Rd. West of Missouri Rd. with 4.90 acres and 18 proposed lots. RICK EVANS - ARKANSAS WESTERN GAS CO. No problems with easements, everything looks fine. LARRY WINKLER - SWEPCO 'No problems in particular. The only concern is the jog in the subdivision located on part of lots 15 and 16. He asked what was there. Mr. Dave Jorgensen of Jorgensen & Associates responded that it was Rock Reed's personal driveway and garage area. He's already got slab poured and would like to keep it there. That's the reason the lots there are increased in width. Mr. Winkler stated that he would like a 15' easement instead of just a 10' easement where the easement runs East and West on the North side of the jog. Mr. Jorgensen stated that they could straighten out just the corner to about a 15' easement. Mr. Winkler stated that would be fine. No other requests or comments. PERRY FRANKLIN - TRAFFIC SUPERINTENDENT Mr. Franklin stated that at the entrance, if there were any fences or plants or signs within 25' of the entrance, his department would like to look at it to make sure there's going to be sight distance on Stubblefield Rd. Mr. Jorgensen stated that there would be a fence. 2,52. Summer Hill is right down the road and for 911 purposes. If someone called 911 for help it would be easy to make a mistake as to which street; Summer Hill or Summerhouse, the call was from. Clyde in Drafting has a list of the current street names you could look at for reference purposes. Mr. Jorgensen stated that he would check into it to see if he could get the name changed. Mr. Franklin submitted a traffic count report. SID NORBASH - WATER & SEWER Mr. Norbash asked Mr. Jorgensen if they would put in sleeves for the street crossings, where it crosses Stubblefield. Mr. Jorgensen stated that Stubblefield had already been cut and paved. Mr. Norbash asked if the services had already been provided for. Mr. Jorgensen stated that everything was in and the street was paved. Mr. Norbash asked if the fire hydrant was in the location the Fire chief wanted it. Mr. Jorgensen stated that on the North end of the subdivision they had a 100' sq. block of property set aside as an easement for that cul-de-sac and that's already been drawn up and recorded at the Courthouse and Bert Rakes has a copy of it, so we have that covered. That is for the temporary cul-de-sac, until they get ready to put the next phase on down the way. The plan is to continue on and have this property revert back to the adjacent lots. Mr. Norbash asked if the trash truck would be able to maneuver in this cul-de- sac. Mr. Jorgensen stated that it would be a standard cul-de-sac turn around. They have put in concrete up to the North property line and then the turn around right there is going to have to be dust free, so how they are going to take care of that he didn't know yet, but they would have to do something. 233 PLAT REVIEW •JUNE 29, 1989 PAGE 3 Mr. Norbash asked Mr. Jorgensen if Mr. Bunn, the City Engineer, had any problems with the water and sewer lines being located in the street right-of-way. Mr. Jorgensen stated that they were 22.50' off the center line in each direction in the right-of-way. He stated that the water and sewer lines were okay. He also stated that there was a manhole at the North property line so they can tie into the next phase. The water line has a blow off right there. JIM CROWNOVER - OZARKS ELECTRIC Mr. Crownover stated that he had no problems. This subdivision was not even in his territory, but he hadn't had time to look at it before now.
