MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday, April
6, 1989 in Room 111 of the City Administration Building, 113 West Mountain
Street, Fayetteville, Arkansas.

LARGE SCALE DEVELOPMENT PLAN FOR EASTSIDE MISSIONARY BAPTIST CHURCH
DENNIS BECKER - WEST SIDE OF CROSSOVER ROAD, SOUTH OF WYMAN ROAD
The only item was a Large Scale Development Plan for Eastside Missionary Baptist
Church represented by Dennis Becker, Architect, for property located on the west
side of Crossover Road just south of Wyman Road intersection and containing 4.46
acres more or less. Property is zoned R-1, Low Density Residential, and a
Conditional Use was granted for a church at this location in 1985.

He stated that the easements looked fine as shown.
JAMES CROWNOVER - OZARK ELECTRIC
They have power available across the front of the property. No problem.
RICK EVANS - ARKANSAS WESTERN GAS
No problem.
MICKEY JACKSON - FIRE CHIEF
He asked if it was going to be wood frame. The contractor stated that the
basement would be wood frame with a concrete foundation with floor joists.
Jackson suggested that they check with their insurer and check out the potential
advantages of sprinklering this building. The fire hydrant location looks all
right.

He noted that there is a 25' easement shown in the front of the property and
along the north side. He asked if the lines all the way around the property is
intended to show easements. Mr. Becker stated that those lines signify setbacks.
Becker advised that the 25' easement was taken from a 60' right-of-way although
the 40' right-of-way is still the legal width. He stated that he used 60'
knowing that they may widen that highway someday. Bunn stated that the Highway
Department does have some plans for that but he doesn't know when they would do
it.
Bunn stated that there is water available out front and sewer is on the back
line. He advised that there is an easement associated with that sewer, so if any
of it is taken off this property it needs to be shown on the plat.
Mr. Becker stated that he had checked with the State, Mr. Walker, on the driveway
permit and they have no record of any approval of any driveway access which is
already there. Mr. Walker stated that it can be adjusted and he will call them
in the next couple of days to make sure everything is o.k. Becker stated that he
would like to move the south driveway a little farther from the property line to
give them a better parking layout.
Bunn asked the City Planning Secretary to check to see if -the -parking spaces were
adequate. He stated that the trash dumpster location is o.k., but the Sanitation
Representative suggested that they build the section in front of the dumpster a
little bit heavier than what they normally would to keep it from wearing down so
fast from the truck wheels. He stated that they should get in touch with Bob
Kelly to see if he has any other requirements.
Bunn asked if they plan to drain to the creek. Mr. Becker answered, yes.

She advised that this will go to the Subdivision Committee
1989 and to the Planning Commission on April 24, 1989. She
need to notify the adjoining property owners by the
meeting.

He was unable to attend the meeting but he advised that they be very careful
about putting any plantings or anything at the driveway entrances especially the
south driveway because there could be a sight distance problem there.
