MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday,
February 23, 1989 in Room 111 of the City Administration Building, 113 West
Mountain Street, Fayetteville, Arkansas.

LARGE SCALE DEVELOPMENT PLAN FOR WILSON INN
KEMMONS WILSON - NW CORNER OF WEDINGTON & SHILOH DR
The only item of consideration was a Large Scale Development Plan for Wilson Inn
submitted by Kemmons Wilson and represented by Ery Wimberly for property located
at the northwest corner of Wedington and Shiloh Drive and zoned C-2, Thoroughfare
Commercial.
Ery Wimberly stated that the "Wilson Inn" hotel has been shifted to the North
about 200' from the plan that was approved by the Planning Commission -earlier. -
They are planning on some sort of development wrapping around this hotel as
indicated but it is not a part of this plan. The only other change is that they
are proposing 110 rooms instead of 136 rooms. They don't plan to have a
restaurant or a club in it.
TOM MCELROY - SOUTHWESTERN BELL TELEPHONE
The easement across the front is adequate and that is where they will enter the
building. Part of that easement is shown under the parking area and under the
drive so they need a pipe under the drive and will need a pipe out to the
easement where they will be coming into the building.
L.O. FERGUSON - WARNER CABLE
They have cable available along the front of this project. They will wire this
at $8 per outlet and will furnish cable and materials and there electricians can
wire it. If Warner Cable wires it, they will have to have a "Right of Entry"
agreement.

PERRY FRANKLIN - TRAFFIC SUPERINTENDENT
General comments on the entrances and exits about the site distance obstructions
and they might want to be aware that they are hopeful in the future at some time
to change the 25' distance to 50' from the intersection with anything plantings,
etc. having to be 30" or less. Shouldn't be a problem here. He ran a TRIP
Generation printout on the traffic volume at the peak: times on_the::hotel and it
doesn't seem to be that much of a problem with just the hotel. However, in the
future when they develop this shopping center near here, they will have to meet
some type of warrant in that ITE manual of uniform traffic control devices with a
permit issued by the Arkansas Highway Department to ever have a traffic signal at
that intersection. He advised that they have ordered some equipment and plan to
take some traffic counts out there to see what the traffic problems are.
JOHN MERRELL - CITY PLANNING DIRECTOR
He agreed with Mr. Franklin's comments on the traffic concerns. Also, the Board
did rezone this property to C-2 the other night.
DON BUNN - CITY ENGINEER
He stated that they had discussed whether this should go back to the Planning
Commission and agreed that basically the project hasn't changed. Therefore, it
won't go back to the Planning Commission.
