HomeMy WebLinkAbout1989-02-09 MinutesMINUTES OF A PLAT REVIEW NESTING A meeting of the Fayetteville Plat Review Committee was held on Thursday, February 9, 1989 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES- Rick Evans, Tom McElroy, Dennis Burrack and L. 0. Ferguson CITY REPRESENTATIVES• Elaine Cattaneo OTHERS PRESENT: Dave Jorgensen PRELIMINARY PLAT OF HEMINGWAY RIDGE SUBDIVISION - PHASE I ROCK REED - NORTH OF STUBBLEFIELD RD, W OF OLD MISSOURI RD The only item of consideration was Subdivision submitted by Rock Reed and & Associates. Property located north Missouri Road and zoned R-1, Low proposed lots. a preliminary plat of Hemingway Ridge represented by Dave Jorgensen of Jorgensen of Stubblefield Road and west of Old Density Residential with 4.90 acres and 18 • DAVE JORGENSEN - REPRESENTATIVE FOR THE DEVELOPER He stated that he has brought in a revised plat of the original one that was sent out to all the utilities because they have found out that the east property line isn't like what they had shown. They are going to have to jog Rock Reed's residence which is just to the East of this so there is a notch out of Lots 15 & 16. He stated that the general idea is to eventually tie into Wade Bishop's property to the North. He stated that they may be able to get a 10' or 20' easement off of the property to the east since it is just being used as parking where that notch is or try for a waiver on the rear setback there. TOM MCELROY - SOUTHWESTERN BELL He stated that they could use the 20' rear setback on Lots 15 & 16 as easement or they could use an easement off the the property to the East if he could get it. No problem with the other easements. He stated that they have a line in the street right-of-way of Stubblefield Road. L.O. FERGUSON - WARNER CABLE He stated that he would be agreeable to whatever was decided. No problem. 110 • • • Plat Review February 9, 1989 Page 2 RICK EVANS - ARKANSAS WESTERN GAS He stated that he would go along with whatever he wanted to do on that easement. He advised that they watch out for there existing line on Stubblefield because it is shallow. DENNIS BURRACK - SWEPCO He stated that the location of the street lights should be put on plat. Mr. Jorgensen asked how hard it would be to put something in other than the standard lights. Burrack stated that they are working on trying to get a Town & Country light which is a decorative light but it is not definite. If he wants decorative lighting, it has to come from a metered source and he could put his own in. Burrack stated their power is in the air on the south side of Stubblefield Road and they will cross Stubblefield overhead. JIM JOHNSON - WATER REPRESENTATIVE He wasn't at the meeting, but he,commented that they would need to change the name of the street because therefa street named "Hemingway Place" going into the Yorktowne Square Subdivision. BOB KELLY - SANITATION DEPARTMENT REPRESENTATIVE He was unable to attend the meeting but he commented that they would have to curb the trash for service. CONNIE EDMONDSTON - PARKS & RECREATION DEPT She was unable to attend the meeting but she commented that this is in the Northeast Parks District and the Land Dedication requirement for 18 single-family lots would be .22 acres with the money in lieu being $1,890.00. PERRY FRANKLIN - TRAFFIC SUPERINTENDENT He was unable to attend the meeting, but he stated that he was concerned if they were planning to extend that tall fence that runs in front of Yorktowne Square Subdivision because there is a blind corner there. Mr. Jorgensen stated that they weren't planning to do that. MICKEY JACKSON - FIRE CHIEF He was unable to be at the meeting but he stated that there is no problem with this phase of this subdivision. • • • Plat Review February 9, 1989 Page 3 DON BUNN - CITY ENGINEER He was unable to attend the meeting but he commented that the sewer looks o.k. Also, they may need a waiver on the length of the dead-end street because it is longer than the maximum allowed. This would depend on how long it will be before they do develop north of this project. He also stated that he would need to get with him on the water because he thinks it should be tied into Old Missouri Road He advised that it would probably be best to offer a Bill of Assurance on the off-site improvements on Stubblefield Road. ELAINE CATTANEO, CITY PLANNING SECRETARY She stated that if they have a Subdivision Committee Meeting, it will be on the 22nd of February at 10:30 a.m. This will go to the Planning Commission meeting on the 27th of February. nz
