HomeMy WebLinkAbout1988-12-22 Minutes• • • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, December 22, 1988 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES- Dale Cheatham CITY REPRESENTATIVES- Sid Norbash, Mickey Jackson, Perry Franklin and Elaine Cattaneo OTHERS PRESENT: Ken Shireman LARGE SCALE DEVELOPMENT PLAN FOR DAUGHERTY EQUIPMENT ROBERT R DAUGHERTY - S OF TRUCKER'S DRIVE, W OF HWY 112 The only item of consideration was a Large Scale Development Equipment (Farm Implement Dealer) submitted by Robert represented by Ken Shireman, Architect. Property located Drive & West of Highway 112 containing 10.38 acres more or Thoroughfare Commercial. KEN SHIREMAN - ARCHITECT Plan for Daugherty R. Daugherty and south of Trucker's less and zoned C-2, They are planning a metal building structure for a CASE International Dealer(Farm Implement Dealership) with maintenance shop. The existing building is leased to a Trucking Company. He talked to Jim Crownover at Ozark Electric and they can tap the power line on any of three sides. He noted that he had talked to the Gas Company and there is a 2" gas line along Trucker's Drive which is available to them. SID NORBASH - ASSISTANT CITY ENGINEER Norbash asked what kind of parking surface do they plan and will be done when the building is constructed. Mr. Shireman stated that it would probably be asphalt and yes they would construct it at the same time. Norbash stated that from what he understands they are referring the off-site improvements of Trucker's Drive to the Planning Commission for them to decide whether they will require improvements all the way down Trucker's Drive or just to where they are developing now. That should be an 8" water line to serve future development out Trucker's Drive. Norbash stated that water put in an additional fire sewer, the nearest sewer is available as shown on the plat and they will need to hydrant with the cost to the developer. As far as is about 500' to the north. If worst comes to worst, they will have to pump to it with the County Health D possibility that they may go record across ABF's property or they can go with a septic tank. Need to check epartment. Mr. Shireman stated that there is a into the City sewer. Mr. Shireman stated that it does and they are on septic tank but this new construction will be an entirely new system. Norbash stated that the City Engineer had commented that Trucker's Drive has already been improved to City standards for a distance of 356' from Highway 112. The Planning Commission may ask for additional improvement. Highway 112 is a state highway so the City doesn't have any jurisdiction over that. There is a question of a sidewalk a distance of approximately 353'. If they don't plan to build the sidewalk now, they will have to give the City a Bill of Assurance. ABF has the same situation there so they may be able to work that out. Norbash stated that they need to show the layout of the parking area on the plat. He asked if Mr. Shireman had discussed the drainage with Don Bunn. Mr. Shireman answered, no, but the natural drainage is to the north along Highway 112 and on Trucker's Drive the drainage goes to the West in that area. Norbash stated that he needs to be prepared to show the Planning Commission which way this new facility will drain and where it will end. PERRY FRANKLIN - TRAFFIC SUPERINTENDENT Franklin stated that they can not have anything at the northeast corner of their property or at the parking lot entrances and exits that might obstruct the view of traffic coming in and out. He noted that they have.some."Buckle Up" seatbelt exit signs available to buy. MICKEY JACKSON - FIRE CHIEF Jackson asked if they plan an open unprotected steel frame and steel siding and will it have more than one level. Mr. Shireman answered yes and they might have a mezzanine level in it. Jackson stated that they are not required to put in a sprinkler system but they should consider it. He stated that they need to put a hydrant at the entrance to the property on the northeast corner. That probably should be an 8" water line since this is commercial property and a deadend line. DALE CHEATHAM - SOUTHWESTERN BELL Needs a 2" PVC from the building to the east property line. ELAINE CATTANEO - CITY PLANNING SECRETARY This should be Trucker's "Drive" instead of Trucker's "Lane" and the address is 1507 West Trucker's Drive. The Subdivision Committee will meet at 10:30 a.m. on January 4, 1989 and the Planning Commission will meet on 5:00 p.m. on January 9, 1989.
