HomeMy WebLinkAbout1988-12-15 Minutes• MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, December 15, 1988 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES• Dale Cheatham, Rick Evans, L.O. Ferguson and Larry Winkler CITY REPRESENTATIVES- Don Bunn, Mickey Jackson, Perry Franklin and Elaine Cattaneo OTHERS PRESENT: Gerald E. Oney LARGE SCALE DEVELOPMENT PLAN OF TACO BELL RESTAURANT GERALD E. ONEY - SOUTHWEST CORNER OF HOLLYWOOD & W 6TH ST The only item of consideration was a Large Scale Development Plan of Taco Bell Restaurant submitted K. Mac Enterprises, Inc. and represented by Gerald E. Oney. Property located at the southwest corner of Hollywood & W 6th Street and zoned I- 1, Light Industrial & Heavy Commercial. • MICKEY JACKSON - FIRE DEPARTMENT • There is a hydrant close enough, the water mains are o.k. For the record they recommend that they consider a sprinkler system in the building but it is not required. LARRY WINKLER - SWEPCO He met with Mr. Oney and worked out the service and the moving of the guide wire. They will set a pole for the permanent service in the existing line about even with the back of the building. The light that was too close has been shown to be moved so there are no problems. Needs to request an easement on the northeast corner of the property. RICK EVANS - ARKANSAS WESTERN GAS No problem with setting the meters at the back of the building. Their line is on the east side of Hollywood Street so they can come under it, but they would like to have a casing underneath that driveway. Mr. Oney asked if they could come from the gas meter that is at the rear of the Drug Store property just west of this so they could come that way without crossing under Hollywood. Evans stated that it doesn't make any difference which way they go. 15 Co • • • Plat Review December 15, 1988 Page 2 DALE CHEATHAM - SOUTHWESTERN BELL Will need a 2" PVC conduit into the building to the northwest corner of the property. He will serve it from along 6th Street rather than Hollywood. L.O. FERGUSON - WARNER CABLE He asked if they anticipate having T.V. cable. Mr. Oney answered, no. Ferguson stated that they have service available if they ever need it. Need that same easement that SWEPCO has requested on the northeast corner of the property. DON BUNN - CITY ENGINEER The utility easement requested needs to be recorded on a separate instrument (the Planning Office has a form) with a recorded copy to the City. Bunn advised that John Merrell was concerned about whether McDonald's exit and Taco Bell's exit would be a problem. Franklin stated that he didn't think there would be a problem. Bunn noted that R.C. Walker of the Arkansas Highway Department had called and stated that they have approved this. No problem with water and sewer availability or with --streets and drainage. Screening will be required between the R-1 property to the south and this property. Mr. Oney asked if they leave that buffer zone of trees in there, would that be proper screening. Bunn stated that would serve as screening and it should be shown on the plat. Bunn stated that John Merrell advised that the sign that is shown is going to the Board of Sign Appeals for a variance. Bunn advised Mr. Oney that he would need to notify the adjoining property owners by certified mail or a legal notice in the paper as soon as possible. He noted that the Planning Office will give him an example of a newspaper ad and also the form for dedicating the utility easement. PERRY FRANKLIN - TRAFFIC SUPERINTENDENT Keep plantings or any signs 30" or less within 25' of the intersection. He advised that this isn't Highway 62 any longer, east of the Bypass has been renamed to Highway 180 by the Arkansas Highway Department. 157
