A meeting of the Fayetteville Plat Review Committee was held on Thursday,
September 15, 1988 in Room 111 of the City Administration Building, 113 West
Mountain Street, Fayetteville, Arkansas.

LARGE SCALE DEVELOPMENT PLAN FOR LEWIS CHRYSLER DEALERSHIP
LEWIS BROTHERS LEASING CO - W OF N COLLEGE & N OF LONGVIEW
The first item of consideration was a Large Scale Development Plan for Lewis
Chrysler Dealership submitted by Lewis Brothers Leasing Co and located west of
North College and north of Longview.
DENNIS BURRACK - SWEPCO
He stated that they have service worked out coming :from. College Avenue
and relocating or rebuilding the existing overhead line that is going
down Longview to a point that is directly south of the service center
as it is shown on the print. No problem with the easements, they will
not need one. He asked what the City is going to do on a continuation
of widening Longview, will they be going past this development. Bunn
stated that they won't be going past this development.
ANDY REESE - WARNER CABLE
He stated that they have existing facilities along Longview, will need
conduit placed if they desire cable service in the showroom area.
RICK EVANS - ARKANSAS WESTERN GAS
He stated that they would like to have it shown on the plat that they
need the easement along the north side of the road and along the (west
side) back side of the property where they are going to relocate their
gas line.
TOM MCELROY
He stated that they need to furnish a pipe under the pavement to the
building wherever they decide to have their equipment.

MICKEY JACKSON - FIRE CHIEF
He stated that he met with David Powers earlier and they had gotten all
their matters worked out. He stated that he had emphasized the economic
aspects of putting a sprinkler system in the building which is by far the
greatest fire protection feature you can build into it. This is the type of
occupancy that seems across the country to have a lot of fires. The single
hydrant is satisfactory, there isn't anything else that we can require.
DON BUNN - CITY ENGINEER
He asked if they planned to use the existing water service there. Mr. Moore
stated that they were told that they couldn't tie into this 2" on the side,
that they would have to come up to the 6" main on the front street. Bunn
stated that they have sewer service available and they can use their
existing sewer service if they can get into it. He asked if there are
buildings on this property now. Mr. Moore stated that there is an existing
building that will be removed.
Bunn stated that along Longview Street they will need to dedicate enough
right-of-way to make it 25' from the center line and also construct half of
a 31' street there along with any drainage that is required. He stated that
they need to submit those street plans and drainage plans to the City for
approval.
Mr. Moore asked if the City would accept a Bill of Assurance for the
widening of the street there since the other side isn't widened yet.
Bunn stated that they could make that proposal to the Planning
Commission.
WALLY BRT - SANITATION SUPERINTENDENT
He was unable to attend the meeting but he commented that if they want
a container here to give him a call. Mr. Moore stated that they plan
on increasing the service at Lewis Ford and using that same container
for both. Bunn advised that they check with Mr. Brt about this.
BECKY SCHIIDf - CITY PLANNING CLERK
She stated that this will go to the Subdivision Committee on the 21st
of September and to the Planning Commission on the 26th of September.

LARGE SCALE DEVELOPMENT PLAN FOR WILSON INN
KEMMONS WILSON COMPANIES - N OF HWY 16 W & W OF SHILOH DRIVE
The second item of consideration was a Large Scale Development Plan for Wilson
Inn submitted by Kemmons Wilson Companies and represented by Ery Wimberly.
Property located north of Highway 16 West, west of Shiloh Drive and south of
Dorothy Jeanne Street.
DENNIS BURRACK - SWEPCO
He stated that they have a 3-phase line that stopped on Highway 16 just west
of the liquor store there. They could take it across the road to the
southwest corner of this property and dip under at that point. He stated
that the customer would have to supply conduit, manholes and pads as
required.
ANDY REESE - WARNER CABLE
He stated that they have service available on the north side of Shiloh Drive
underground. They will need conduit supplied from the right-of-way back to
the mechanical room of the building. Reese advisedthat.. if they wire the
individual rooms they will need a "Right of Entry" contract signed.
RICK EVANS - ARKANSAS WESTERN GAS
He stated that they have an existing line on the north side of Shiloh Drive.
No problem.
TOM MCELROY - SOUTH WESTERN BELL
He stated that they have existing facilities along that north side but
probably not enough. They will probably have to bring something else in
there. Will the 20' utility easement shown extending on up north of the
property continue across the face of the property. Ery Wimberly stated that
they could do that if it was needed. McElroy stated that they will need to
provide him with 2" pipe from the equipment room out to the edge of the
asphalt.
MICKEY JACKSON - FIRE DEPARTMENT
He stated that a sprinkler system is required for this. No other problems
with the hydrants shown.

DON BUNN - CITY ENGINEER
He asked if they are considering tying back into Point West Subdivision
north of this project with that water line to have two feeds into this area
although there is adequate flow. Mr. Wimberly answered that it would be a
single feed. Bunn stated that the two feeds are not required. He asked if
they were extending sewer line from the north and would that size be
adequate. Wimberly stated, yes, they would be extending it and they would
be checking on the size. Bunn advised that there is an 8" line that is
northwest of this that they could look into and look into the size to make
sure it is adequate.
Bunn asked if they would be widening the street. Wimberly stated that
he thought it would be required. Bunn stated that it depends on whether
it is a City street or a state highway. If state controlled the City
can't require improvements on it. Bunn stated that effectively it is a
City street and his recommendation would be to go ahead and widen it on
your side. He advised that there is some argument about whether it is
State or City.
PERRY FRANKLIN - TRAFFIC SUPERINTENDENT
Don Bunn stated the Franklin was unable to attend-.. this. meeting but he has
some data on average vehicle trips here and he is concerned about the
traffic on the corner where this ties into Highway 16. Wimberly advised
that they have no other access.
WALLY BRT - SANITATION SUPERINTENDENT
He was unable to attend this meeting but he commented that the dumpster pad
shown is o.k.
