HomeMy WebLinkAbout1988-07-14 Minutes• • • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, July 14, 1988 in room 111 of the City Administration building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES• Andy Reese, Rick Evans, Dennis Burrack, and Tom Mcllroy CITY REPRESENTATIVES- Mickey Jackson and Elaine Cattaneo OTHERS PRESENT: Andy Kitsinger LARGE SCALE DEVELOPMENT PLAN - MERRILL LYNCH BRANCH OFFICE NE CORNER OF FRONT AND SKIN STREETS The only item of consideration was the Large Scale Development Plan for the Merrill Lynch Branch Office submitted by Lindsey Construction and represented by Andy Kitsinger of Fugitt & Associates Architects. The property is located on the Northeast corner of Front and Sain Streets and zoned C-2. DENNIS BURRACK - SWEPCO They have a Three Phase line across Front Street from this development. The plan doesn't show any indication as to where they would be asked to provide service in here, but they probably don't want too much overhead electric line there. He stated that they have required the developer to go ahead and bore under the street and provide them with those bores to get under if they want underground electric over there. In a commercial development such as this, on the underground end of it , the developer will be required to provide us with conduit and pads for transformers at locations agreed upon by both of us. If we get into conduit length over 250 feet, the customer or developer will be required to pay for the installed cost of the cable. He doesn't see any problem. The other utility companies might ask for easements, but in a commercial development, we'll have them sign a contract with us which covers all of our facilities in there. He stated that he doesn't really require easements on this type of development. ANDY REESE - WARNER CABLE He stated that like the power company, they will require 2" pvc conduit going under Front Street all the way into the building at the point where they want the service installed or at least to the mechanical room. They have existing service on the West side of Front Street. He stated that he sees no problems. 108 • Plat Review July 14, 1988 Page 2 RICK EVANS - ARKANSAS WESTERN GAS He stated that there is gas available on the south side of the Arkansas Western Gas Office near this property and they will just need to bring it down to this site. There will be no problem getting the gas to them. TOM NCILROY - SOUTHWESTERN BELL TELEPHONE He stated that their existing service stops up at El Chico's Restaurant to the North of this building. They will be bringing it in from there. He asked Andy Kitsinger if there was one mechanical room. Mr. Kitsinger stated that there will be one in each end of the building and one in the middle. Mr. Mcllroy stated that in that case he will need three entrances. He will need a 2" pipe from the landscaped area under the drive into each one of those mechanical rooms. He will need a 2" under both driveways and a 2" on the South end under that drive for future use. • MICKEY JACKSON - FIRE DEPARTMENT He asked Mr. Kitsinger if they were going to have a sprinkler system in this building. Mr. Kitsinger answered, yes, he thought so. Mr. Jackson stated that they need two addition hydrants out there, one for the sprinkler system and one remote from the first one. He stated that it might be a good idea to locate one of those hydrants on the back side at one end or the other. If it has a sprinkler system, there is nothing else he needs. That will solve all the other problems. DON BUNN - CITY ENGINEER He was unable to attend the meeting, but he commented that he didn't see any problems with this Large Scale Development Plan. WALLY BET - SANITATION SUPERINTENDENT He was unable to attend the meeting, but he commented that he didn't see any problems. You may need to contact him about the size of the pads. log
