MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday,
April 14, 1988 in room 111 of the City Administration building, 113 West Mountain
Street, Fayetteville, Arkansas.

CONCEPT PLAT OF SEQUOYAH COMMONS SUBDIVISION
C.W. COMBS - N SIDE OF HWY 16 EAST
The only item of consideration was the concept plat of Sequoyah Commons submitted
by C.W. Combs and represented by Harry Gray, Northwest Engineers. Property
located on the north side of State Highway 16 East at the intersection with Ed
Edwards Road. Part of it is zoned C-1 and the remainder is in the County.

Andy Reese stated that they have facilities available on the South side of Hwy 16
East and will be able to serve this subdivision either aerial or underground. No
problem.
RUSSELL ANDERSON - ARKANSAS WESTERN GAS
Anderson stated that they have service available to the property. No problem.
JAMES CROWNOVER - OZARKS ELECTRIC
Crownover stated that on Lots 30-34 of the subdivision, they will want to have
their easement on the front lot lines. That would involve two transformers
setting on the curb side probably between Lots 30 & 31 and between Lots 33 & 34.
Otherwise they will be down the back lot lines and they will need several road
crossings
DALE CHEATHAM - SOUTHWESTERN BELL
Cheatham stated that they have facilities on the north side of this property.
This subdivision would fall under a special tariff which applies to all
subdivisions that are outside their base rate area. Their base rate area stops
at Stone Bridge. Cheatham stated that there wouldn't be any problem serving this
subdivision.

MICKEY JACKSON - FIRE CHIEF
Jackson stated that looking at it from an access standpoint, there is a good
water system out on Hwy 16. It would need a minimum of six (6) hydrants to meet
the requirements. Since it is all single-family dwellings, probably 6 inch loop
system would suffice.
DON BUNN - CITY ENGINEER
Bunn stated that the water is available on Hwy 16 and sewer is also available to
the property. This would have to be annexed in order to have sewer to it and to
have this density development.
CONNIE EDMONDSTON - CITY PARKS DEPT.
Edmondston stated that this property is in the Southeast park district and the
land dedication required for green space is 1.68 acres or the money in lieu
required is $14,070 for the 134 units. Mr. Gray noted that there is an abandoned
quarry which is about three (3) acres that if the Parks Commission was interested
they might donate this land in lieu.
WALLY BRT - SANITATION SUPERINTENDENT
Mr. Brt wasn't able to attend, but he commented that they had no problem with the
plat.
