MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday, March
17, 1988 in room 111 of the City Administration building, 113 West Mountain
Street, Fayetteville, Arkansas.

KEN COCKRAM, ARCHITECT
The first item was Large Scale Development at the Park Inn Motel submitted by
Bill Clodfelter, manager, and Ken Cockram, architect representative.
TOM MCELROY, SOUTHWESTERN BELL
Since this is an old site where we have existing service, any telephone service
to the buildings would be your responsibility. We have no other comment.
RUSSELL ANDERSON, ARKANSAS WESTERN GAS
We have sized previously all the gas lines and equipment to the existing building
so that we could handle any additions. No further comment.
DENNIS BARRACK, SWEPCO
The existing transformer serving the existing motel building is maxed out
capacity wise. Service of the building is way oversized, so as long as you can
handle it on what you have now there is no problem.
HICKEY JACKSON, FIRE DEPT
Need an additional hydrant for each of these buildings. Proposed locations: one
at SW corner and NW corner of property.
ANDY REESE, WARNER CABLE
We are currently suppling service to the existing building and see no problem in
serving the other two buildings either off back line or from the original
building.
DON BUNN, CITY ENGINEER

Water service is going to come off behind your meter so there is not any problem
there. Need to talk to Don Osborne to check on the size of the meter. Mr.
Cockram stated that he talked to Don Osborne the other day and he said the meter
can probably handle it so go ahead. Mr. Cockram went on to say that they have a

three inch going into the building which will go upto 300 units under normal
pressures.
Need to check parking spaces. There is one space required per unit. Mr. Cockram
stated that they have enough.
Bunn has talked to Wally, the sanitation superintendent, this morning and he
indicates that you will need one additional 6 yard container and you can place it
beside your existing container. If you want to locate it somewhere else, you need
to get with him on it.
Bunn asked if Beverly had called them about notification requirements. They
stated that it had been taken care of. Bunn stated that this will go to
Subdivision Committee next Wednesday, the 23rd, and it will go to the first
Planning Commission in April. Mr. Cockram said they had that schedule. Bunn had
no additional comment. Mr. Cockram asked if there is anyway they could get the
utility easement on the West side pulled back. Could we get 5 feet off of it.
Bunn answered that they could petition to have part of it vacated. You'd have to
get permission from all utilities. You have the option to extend the public line
and put it in the easement. It is a 4 to 6 week process. You have to get
letters from all the utilities stating their concurrence with the easement
vacation and that has to go to the Board of Directors for their approval.
BROPHY ADDITION - REPLAT OF LOT 4, PRELIMINARY
DAVE JORGENSEN, ENGINEER
The next and final item of consideration was Brophy Addition owned by Ralph
Brophy and submitted by Dave Jorgensen. Property zoned R-3 High Density
Residential and contains 2.01 acres more or less.
TOM MCELROY, SOUTHWESTERN BELL
No comment.
RUSSELL ANDERSON, ARKANSAS WESTERN. GAS
No comment.
DENNIS BURRACK, SWEPCO
How you planning to put 8 plexes as they have been doing. Dave Jorgenson
answered probably so. Burrack stated that they only have service available in
there for single family units and when they start putting multi -units in we have
to go back and redo. Dave Jorgenson said the best they can do on Lot 1 is low
triplex and meet their setbacks, on Lot 2 are two 4-plexes, on Lot 3 two
stories, and Lot 4 slopes off so bad probably won't be able to do anything.
DON BUNN, CITY ENGINEER
You may have a problem with your frontage requirements for Lot 3 which may
require you to take Lot 4 out. Dave Jorgenson stated they don't quite have 70
feet even on the setback. Bunn replied that it was 90 feet in R-3 for triplexes.

Dave Jorgenson stated that in that case the approximate layout would be three 4-
plexes on Lot 3 with parking out front, two units on Lot 2, and one on Lot 1. He
stated thatthis is just a replat of what was already Brophy Subdivision.
Bunn asked if they were going to have to extend a sewer line to get to that Lot
3. Dave Jorgenson answered, I don't think so, but I will check it. Bunn stated
that he needed a location map on his plan and you need to show street lights,
sidewalks and existing utilities. There will be plot fees for the lots since
this is a replat. I don't think you have the proper frontage on Lot 3. Do you
have your notifications done? You need to do those today. You need 7 days
notification before the Subdivision Committee meeting. The meeting has been
changed to Wednesday at 10:30. We need a revision of the plat in the office by
Monday.
MICKEY JACKSON, FIRE DEPT
A bad situation for fire protection on the north end of Lot 3, but there isn't
anything reasonable that we could ask you to do to improve it. What you have
complies with our requirements.
PERRY FRANKLIN, TRAFFIC SUPERINTENDENT
Franklin did not attend the meeting and had no comment.
