SINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday, January
14, 1988 in Room 111 of the City Administration Building, 113 West Mountain
Street, Fayetteville, Arkansas.

BILL W. GRAUE - E OF END OF BIL.LDAL.E
The only item of consideration was a preliminary plat of Graue Addition submitted
by Harry Gray of Northwest Engineers. Property contains 2.3 acres with a total
of 6 proposed lots, zoned R-1, Low Density Residential District. Property is
located E of the end of Hilldale and W of Old Wire Road.
MICKEY JACKSON - FIRE DEPARTMENT
Jackson asked if the existing house would be removed and Gray replied "no".
Jackson requested a fire hydrant along Old Wire Road. He stated there is a 36"
water line that could be used for the hydrant if approved by Don Bunn.
DENNIS BURRACK - SWEPCO
Burrack requested the easement between lots 5 & 6 be extended to the SW corner of
lot 3. He also requested the streetlight be on the South side of the Cul-de-sac
in the R -0-W.
RUSSELL. ANDERSON - ARKANSAS WESTERN GAS
Anderson was unable to attend but forwarded these comments. He requested an
easement along the S side of lot 3 West to the East property line of lot 2.
Gray stated they would have a 20' easement between lots 5 & 6 with 10' on each
property and a 20' easement running along the S side of lot 3.
CONNIE EDMONSTON - PARKS AND RECREATION DEPARTMENT
Edmonston stated the proposed addition is in the NE parks district. Parks fee of
$525 is due or dedication of 0.0625 acre is required. This item will be
discussed on Monday, January 18, 1988 at the Parks Board Meeting.

Reese stated the easements requested were adequate.

DON BUNN - CITY ENGINEER
Bunn advised Graue could probably use the 36" water line along Old Wire Road for
the fire hydrant.
SANDRA CARLISLE - PLANNING DIRECTOR
Carlisle asked if they had filled out an application for a Conditional Use for
Tandem Lots. Gray replied "yes". She requested 10 revised plat on or before
Monday, January 18, 1988 at 5:00 p.m. She noted the Subdivision Commmittee would
meet on Thursday, January 21, 1988 at 3:30 p.m. and the Planning Commission would
meet on Monday, January 25, 1988 at 5:00 p.m. She advised a sidewalk is required
along the Cul-de-sac and along Old Wire Road. She stated they would have to
dedicate 10' off of the property on Old Wire Road for R -O -W. She advised if the
Subdivision had Covenants, she would need a recorded copy. She requested 2 sets
of as builts. She advised they must monument all quarter section corners and
subdivision corners and stake all lots. She noted the legal didn't close and
advised they check their legal. It was off about 2' to the west. She stated on
lots 3 and 6 the trash must be taken to the end of the tandem lots for
collection. She advised they would need to sign a Bill of Assurance for
improvements to Old Wire Road. She noted she would accept a Bill of Assurance
for a sidewalk along Old Wire Road as long as there was no sidewalk to connect
one to. She added a sidewalk would have to be installed along the cul-de-sac.
She advised Gray to work out the drainage with Don Bunn. She stated the only
street light that would be required is at the cul-de-sac.
