MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday,
November 5, 1987 in Room 111 of the City Administration Building, 113 West
Mountain Street, Fayetteville, Arkansas.
UTILITY REPRESENTATIVES: Jim Crownover, Tom McElroy and Russelj. Anderson
CITY REPRESENTATIVES: Don Bunn, Mickey Jackson, Sandra Carlisle and Tessi
Franzmeier
OTHERS PRESENT. Everett Balk
APPROVAL OF A FINAL PLAT - BROOKHOLLOW SUBDIVISION
ERC PROPERTIES - WEST OF OLD MISSOURI ROAD
The only item of consideration was the final plat of Brookhollow Subdivision
submitted by ERC properties and represented by Everett Balk of Crafton, Tull,
Spann and Yoe. Property zoned R-2, Medium Density Residential District contains
16.3 acres and a total of 64 lots.
RUSSELL ANDERSON - ARKANSAS WESTERN GAS
Anderson advised all easements as shown on the plat were adequate.
• TOM MCELROY - SOUTHWESTERN BELL
McElroy advised he would service the subdivision from the south property line and
requested that easement be cleared back in to what is to be developed. Balk
noted he would dedicate that south piece with Phase I.
JIM CROWNOVER - OZARK ELECTRIC
Crownover advised all easements were adequate as shown on the plat.
MICKEY JACKSON - FIRE DEPARTMENT
Jacksonasked if the water would be installed for the future development or
Phases. -Mr. Balk replied "no", but the developer had told him that the water and
sewer was in for Phase I and after approval from the Planning Commission
construction would start on the homes, with Phase II following as soon as the
first Phase was near completion. Jackson advised the hydrant requirement was
stated for the preliminary plat and would remain the same. Balk noted the
hydrant was shown on the plat.

Bunn had no comment.
SANDRA CARLISLE - PLANNING DIRECTOR
Carlisle advised the parks fee for Phase I which consisted of a total of 39 lots
would be $4,095.00 which could be paid up front or as a building permit was
pulled. Carlisle requested 2 mylars and the Planning Office would obtain the
signatures from the City Staff then the mylars could be filed by the developer
with one mylar to remain in the Planning Office. Carlisle requested 10 copies of
any revisions to the plat on or before Monday, Novemer 9, 1987. Carlisle
requested a cash bond for the balance of any improvements that were not completed
before a permit could be issued. She also noted an agreement could be executed
giving the City a lein on the property until all required improvements were
completed and approved. Carlisle also requested a filed copy of the covenants
for the Planning Office file. She advised the Planning Commission would meet on
Monday, November 9, 1987 at 5:00 p.m.
