HomeMy WebLinkAbout1987-10-22 Minutes• • • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, October 22, 1987 in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Dennis Burrack, Tom McElroy, L.O. Ferguson, Andy Reese, Russell Anderson and Jim Crownover CITY REPRESENTATIVES PRESENT: Sandra Carlisle and Don Bunn LARGE SCALE DEVELOPMENT PLAN - GATOR GOLF 2962 N. COLLEGE - TOMMY CROUCH The first item of consideration was the Large Scale Development Plan submitted by Tommy Crouch and represented by Dave Jorgensen of Jorgensen and Associates. Property located at 2962 N. College and zoned C-2, Thoroughfare Commercial District. DENNIS BURRACK - SWEPCO Burrack advised on the south side of the property a 3 phase line existed which serviced the old water slide.: He also- noted a 3- phase line existed on Hwy 471 and service could be available from either location. He asked the contractor to contact SWEPCO when they were ready to start construction. L.O. FERGUSON - WARNER CABLE Ferguson stated cable was available if desired by the developer. TOM MCELROY - SOUTHWESTERN BELL McElroy had no problem with the Large Scale Development for the Gator Golf and noted all easements were adequate. RUSSELL ANDERSON - ARKANSAS WESTERN GAS Anderson said all easements were adequate and saw no problem with the Large Scale Development Plan as submitted. MICKEY JACKSON - FIRE DEPARTMENT Jackson had no comment on the proposed Large Scale Development • Plat Review October 22, 1987 Page 2 DON BUNN - CITY ENGINEER Bunn advised sanitary sewer was available and was shown on the plat. Water service is available. The developer should check with the Meter Foreman (Don Osburn) to see if there is a meter box already existing for this property. If it is not, then special arrangements must be made with the City Engineer and the water and sewer division of the Public Works Department. He added the drainage shown going out to Highway 471 would have to be approved by the state. He noted the curb cut existed. WALLY BRT - SANITATION SUPERINTENDENT Brt requested a 6 cu. yd. dumpster and a 15 X 12 pad. SANDRA CARLISLE - PLANNING DIRECTOR Carlisle advised the parking as shown on the plat was adequate. She required the parking lot to be paved with a durable surface and marked. She noted 20% of the parking could be compact (7-1/2 X 15) and requested 2 handicapped spaces (12. X".15). Carlisle requested proof of notification 7 days prior to the Subdivision Committee meeting, by certified mail or signatures on the plat to anyone with a common boundary or a different zoning classification. She also requested a 5' sidewalk along the west side of the property (Hwy 471). She advised the Subdivision Committee would meet on November 5, 1987 at 3:30 p.m. and that the Planning Commission would meet on November 9, 1987 at 5:00 p.m. for final approval of the Large Scale Development Plan. LARGE SCALE DEVELOPMENT PLAN - AIRWAYS FREIGHT EDD CAUDLE - HWY 16 WEST - WEST OF PENTECOSTAL CHURCH The second item of consideration was a Large Scale Development plan submitted by Edd Caudle and represented by Dennis Becker. Property zoned R -O, Residential Office, the asigned address will be 3849 W. Wedington. L.O. FERGUSON - WARNER CABLE Ferguson advised cable would to provide conduit under the be available, but airways would have parking lot. DON BUNN - CITY ENGINEER Bunn advised water was available for the development on the north side of Hwy 16. Service can be provided under the highway. A fire hydrant is located approximately 500 feet east of the property on the north side of the highway. He noted the development would front on a state highway which would require an approved permit by the state highway department. WALLY BRT - SANITATION SUPERINTENDENT Brt requested a 6 cu. yd. dumpster and a 15 X 12 pad. SANDRA CARLISLE - PLANNING DIRECTOR Carlisle advised the parking was adequate and that the setbacks were in conformance with the code for R -O District. She requested the parking lot be paved and striped (9X19). She requested proof of notification to all properties which have a common border with or a different zoning classification 7 days prior to the Subdivision Committee meeting. She advised that proof of notification could be signatures on the plat or certified mail with return receipts requested. Carlisle stated the Subdivision Committee would meet on November 5, 1987 at 3:30 p.m. and that the Planning Commission would meet on November 9, 1987 at 5:00 p.m. RUSSELL ANDERSON - ARKANSAS WESTERN GAS Anderson advised all easements were adequate and saw no other problems with the Large Scale Development plan as submitted. TOM MCELROY - SOUTHWESTERN BELL McElroy advised all easements were adequate and saw no problem with the Large Scale Development as proposed.
