HomeMy WebLinkAbout1986-11-13 MinutesMINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, November 13, 1986 in Room 111 of the City Administration Building, 113 West Mountain, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Jim Crownover and Kenneth Wagner CITY REPRESENTATIVES PRESENT: Sandra Carlisle PARADISE VALLEY TRACT B - FINAL PLAT SOUTH OF JOYCE AND EAST OF OLD MISSOURI - LINDSEY, SEXTON & REYNOLDS The first item of consideration was the final plat of Paradise Valley Tract B, submitted by Lindsey, Sexton & Reynolds and represented by Bob Crafton of Crafton, Tull, Spann & Yoe for property located south of Joyce and east of Old Missouri Rd. The property is zoned R-2, Medium Density Residential District and contains 6.62 acres. SANDRA CARLISLE - PLANNING DIRECTOR Carlisle requested proof of notification of the adjoining property owners by November 24, 1986. Carlisle also requested a Bill of Assurance for the improvements to Joyce Street and a Bill of Assurance for a sidewalk on the south side of Joyce Street by November 24, 1986 prior to the Planning Commission meeting. Carlisle asked if the lots would be for single or multi -family and Mr. Crafton said the developer wanted the right to built anything compatible with R-2 Carlisle requested 10 copies of the plat before Monday November 17, 1986. KENNETH WAGNER - ARKANSAS WESTERN GAS Wagner asked if the service would be gas or electric and Crafton replied at this time it was undecided. Wagner said they had existing service on the north side of Joyce street. JIM CROWNOVER - OZARK ELECTRIC Crownover saw no problem with the plat. HYLAND PARK - REPLAT OF PHASE 5 SOUTH OF HWY 45 & EAST OF HWY 265 - HYLAND PARK INC. The second item of consideration was the replat of Phase 5, Hyland Park, submitted by Hyland Park Inc. and represented by Crafton, Tull, Spann & Yoe. The property is zoned R-1, Low Density Residential District and Contains 15.7 acres. • 1 • Plat Review November 13, 1986 Page 2 SANDRA CARLISLE - PLANNING DIRECTOR Carlisle advised the legal description was wrong and should reflect Range 30 rather than 29. She requested for the two new lots created (8 & 15) a parks fee would be required of $105.00 per single family unit. She requested proof of notification from the adjoining property owners of the 2 new lots created by November 24, 1986. She requested the 2 new lots be staked. Carlisle said they would not have to go to Subdivision Committee but they would be required to attend the Planning Commission meeting on November 24, 1986. Carlisle said after the approval she would request 2 mylars JIM CROWNOVER - OZARK ELECTRIC Crownover saw no problem with the plat. KENNETH WAGNER - ARKANSAS WESTERN GAS Wagner saw no problem with the plat. MICKEY JACKSON - FIRE DEPARTMENT Jackson asked if the plat review committee had seen the preliminary on this project recently Carlisle said the final was reviewed in 1980. Jackson said all of the Hyland Park area had a water distribution problem for fire protection. He said there was a lack of adequate hydrants in Hyland Park. Jackson said there was an existing hydrant on Rockcliff road approximately 150'-200' before the Woodcliff turnoff. Jackson requested a fire hydrant to be installed on the southeast corner of lot 11 or between lots 4 & 5 on the northside. OAKRIDGE ADDITION - FINAL PLAT 1100 E. TOWNSHIP - OAKRIDGE LTD. PARTNERSHIP The third item of consideration was the final plat of Oakridge Addition, submitted by Oakridge LTD. and represented by Ervan Wimberly of Northwest Engineers Inc. for property located south of Township and west of Old Wire Rd. KENNETH WAGNER - ARKANSAS WESTERN GAS Wagner said there would be an additional charge if the Gas Company had to lower the line across Hummingbird Lane. Wagner stated all lots could be serviced off the existing line. SANDRA CARLISLE - PLANNING DIRECTOR • 1 • Plat Review November 13, 1986 Page 3 Carlisle advised the Planning Commission waived the jog distance between Hummingbird Lane and Township Common. Carlisle noted proof of notification was submitted to the Planning Office. She requested Bill of Assurance for a sidewalk on the south side of Township and one side of Hummingbird Lane. Carlisle asked for a copy of the protective covenants. She requested no parking on the tandem lot drives and a masonry garbage can holder with screening on the street. Carlisle said the Planning Commission meeting was November 24, 1986 at 5:00 p.m. and would require the Bill of Assurance for sidewalks prior to the Planning Commission meeting. She also requested 2 mylars and 2 sets of As -Guilts upon completion. DENNIS /MENACE - SWEPCO Burrack was unable to attend this meeting but forwarded his comments: Burrack saw no problem with the plat.
