MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committtee was held on
Thursday, Oetober 9, 1986 in Room 111 of the City Administratioa Building,
113 West Mountain Street, Fayetteville, Arkaasas.
UTILITY REPRESENTATIVES PRESENT: Denis Burraek, L.O. Ferguson and
Charley Love
CITY REPRESENTATIVES PRESENT: Doa Buaa, Clayton Powell, Miekey
Jackson aad Sandra Carlisle
EAST OAKS APARTMENTS PHASE II - LSD
LOTS 16, 17 & 18 - JIM LINDSEY
The only item of consideration today was the Large Seale Development
Plan submitted by Jim Lindsey and represented by Gary Carnahan for
56 units, Phase II of East Oaks, lots 16, 17 & 18. This property
is zoned R-0, Residential Office.
MICKEY JACKSON - FIRE CHIEF
Jackson requested 2 fire hydrants be installed oa the property, one
on the east side of the entrance on East Oaks Dr. and one at the bank
of the complex in between the 2nd and 3rd unit. Jackson also requested
the water main onto the property be increased to 6".
DENNIS BURRACK - SWEPCO
Burrack said the original service for this location was intended for
duplexes on each lot. Burrank said they would have to install some
extra transformers aad the underground service was existing. Burrack
asked about the lighting situation and Carnahaa said they would need
about 5 or 6 lights. Burrack said the existing easement on the east
side was adequate.
CHARLEY LOVE - SOUTHWESTERN BELL
Love stated the easement to the east was adequate and would have no
problem with service.
L.O. FERGUSON - WARNER CABLE
Ferguson said everything looked fine to them. Ferguson asked that
the Cable Company be notified when they open the ditches for the eletrieal
lines.

CLAYTON POWELL - PUBLIC CONTRACTS
Powell said there was an existing 20' drainage easement along the
north side of property which was concrete lined. He said the plat
showed a 5' sidewalk along the west side of the property.
DON BUNN - CITY ENGINEER
Bunn asked if the on site sanitary sewer was private and Carnahan
said they would like for it to be. Bunn said they would need to keep
the Sanitary sewer out of the public easement. Bunn requested a 15'
easement on all water lines. Bunn asked to be contacted in advance
for the taps. He said the meter locations looked satisfactory. Bunn
requested valves when they tapped off.
SANDRA CARLISLE - PLANNING DIRECTOR
Carlisle requested directions on the map and number the buildings.
She said this was zoned R-0 and would require granting of a Conditional
Use from the Planning Commission for Multi -family. Carlisle stated
the Planning Commission meeting was on October 27, 1986 and Subdivision
meeting was on October 23, 1986 at 1:OOp.m. She requested 10 sets
of revised plats ao later than October 20, 1986 for Subdivision on
the following Thursday. Carlisle requested 5 handicapped spaces and
a total of 104 required spaces. She requested proof of notification
of the adjoining property owners before subdivision. She also requested
2 sets of As-Builts upon completion of construction.
