MINUTES OF A PLAT REVIEW MEETING
A meeting of the Fayetteville Plat Review Committee was held on Thursday,
August 14, 1986 in Room 111 of the City Administration Building, 113
West Mountain, Fayetteville, Arkansas.

APPROVAL OF FINAL PLAT FOR SEQUOYAH PLACE
JAMES LINDSEY - HIGHWAY 45 AND WHIPPOORWILL
The first item of consideration was the final plat of Sequoyah Plaee
submitted by James Lindsey and represented by Doug Hemmingway for
property located at Highway 45 East and Whippoorwill. This property
is zoned R-0, Residential Offiee.
BILL BOUNDRY - FIRE DEPARTMENT
Boundry stated they would require a 50' turn around for lot 4 on the
West side of Whippoorwill, Hemmingway proposed an additional 25' to
the existing 25' easement.
TOM MCILROY - SOUTHWESTERN BELL
Mellroy stated they saw no problem with the plat as shown.
CLAYTON POWELL - PUBLIC CONTRACTS
Powell stated his only comment would be the poor driveway aeeess to
lots 1 and 2 and would require a State Highway Department permit from
the District Engineer in Fort Smith.
DENNIS BURRACK - SWEPCO
Burraek stated they saw no problem with the plat as shown.
SANDRA CARLISLE - PLANNING DIRECTOR
Carlisle requested a dopy of the letter from Kit Core as to the new
ingress egress on Highway 45 also she requested 10 eopies of the final
plat showing all revisions to be submitted no later than August 18,
1986 for the Planning Commission meeting on August 25, 1986 at 5:OOp.m.,
Carlisle stated after approval of the Planning Commission she would

request 2 mylars and 22 copies.
ELEHART PRODUCTS CORP. - LSD
3265 HIGHWAY 71 SOUTH - ERVAN WIMBERLY
The second item of consideration was the Large Seale Development for
Elkhart Products Corporation (EPC) for a Tube Mill addition, located
at 3265 Highway 71 South. This property is zoned I-1, Light Industrial,
Heavy Commercial.
BILL BOUNDRY - FIRE DEPARTMENT
Boundry asked if this was an addition to EPC and Wimberly answered
yes and it would be sprinkled and they are adding a new fire line
on the South side of the building plus the fire hydrant on the back
corner of the expansion. Wimberly noted the sprinkler system that
would be in the actual furnace area at the west end of the building
would be a type that is delayed before it actually goes off. Boundry
asked if the sprinkler heads were actually delayed or set to go off
at a higher temperature and Wimberly said they are delayed, if the
system goes off it would send out an alarm and they would manually
have to shut the furnace down before the sprinklers can go on because
of the high voltage. Boundry stated they would make an inspection
at the time construction is complete so the Fire Department' would
know what to expect incase of a fire or explosion.
TOM MCII.ROY - SOUTHWESTERN BELL
Msllroy stated any additional service would have to be wired to the
existing building.
CLAYTON POWELL - PUBLIC CONTRACTS
Powell stated we would request a bill of assurance for a future sidewalk
on Highway 71 South.
DENNIS BURRACK - SWEPCO
Burraek stated they had already worked out numerous details with EPC
on this addition and he had no other comments to make.
DON OSBURN - WATER METER SUPERINTENDENT
Osburn was unable to attend this meeting but forwarded these comments:
asked if the gallons per minute would increase with this expansion
and if so you would need to call him also if they were going to extend
the fire protection or increase the size of the fire line from the
street you also need to Ball him.

SANDRA CARLISLE - PLANNING DIRECTOR
Carlisle requested proof of notification of all adjoining property
owners with a common boundary either by certified mail or an ad in
the legal section of the local newspaper or sign the plat before the
Subdivision Committee meeting she also requested screening requirements
between R-1 zones and all residential uses, whieh would be R-1 to
the North and A-1 to the South or they can appeal for a waiver to
the Planning Commission for 10% vegetation in lieu of the screening.
Carlisle also requested 2 sets of As -Guilts after the final plans
have been file and requested 1 loading berth no eloser than 50' to
an A or R district it must be 10X30' and 14" high and be marked.
All required parking is existing and marked, she noted Subdivision
meeting would meet August 21, 1986 at 4:OOp.m. and required 10 revised
plats on Monday the 18th of August 1986
