A meeting of the Fayetteville Plat Review Committee was held on Thursday,
May 1, 1986 in Room 111 of the City Administration Building, 113 West
Mountain, Fayetteville, AR.

and Tom McElroy
CITY REPRESENTATIVES PRESENT: Don Bunn, Sandra Carlisle and Paula

VALLEY ADDITION
OLD WIRE RD. SOUTH OF ELMW00D
Today's item of consideration was the second review of Valley Addition
located on Old Wire Road south of Elmwood and submitted by Bud Tomlinson.
The 8.75 acres are zoned R-1, Low Density Residential.
DENNIS BURBACH - SWEPCO
Burrack noted that it would be difficult to bury an electric cable
without knowing the exact location of the drainage swale. Tomlinson
agreed to work with SWEPCO and other utility compalies on placement
if the concrete ditch. Burrack clarified the location of the existing
-over poles on the north border. Tomlinson noted four streetlights
id Burrack requested 5' utility easements between property lines
for that lighting. He also requested 5' of the building setback on
Loc 1 be designated utility easement. Burrack said the City assumes
responsibility for maintenance on streetlights but that the developer
pays for installing the poles. He noted. a price of approximately
$900 for ornamental lights.
TOM MCELROY - SOUTHWESTERN BELL
McElroy said he had no problem with easements shown and requested
25' utility easements along the south side of Lot 2 and the east side
of Lot 11.
KENNETH WAGNER - ARKANSAS WESTERN GAS
Wagner was not able to attend this meeting but forwarded comments
via the clerk as follows: He said if the concrete drainage swale
were not over 6' wide he would request utility easements along the
south side of Lot 2, the west side of Lot 3 on its south portion and
the east side of Lot 11. He said he will serve the northern lots
between lot lines of Lots 19-20, 17-18, 15-16 and 13-14.

DON BUNN - CITY ENGINEER
Bunn said he saw no reason why a street could not be taken through
the area immediately east of this development. He said this would
have a bearing on how far the 6" water line is taken. Bunn requested
the sewer line be installed along the south side of Amber Drive and
the water line along the north side of Amber. He noted 10' additional
right-of-way dedication required along Old Wire Rd.
Tomlinson asked for a comparison of his development with the preliminary
plat of Michelle Addition located on Mt. Comfort Rd. and Salem. He
said he thought the off-site improvements were reduced or waived in
this addition because the developer agreed to have no lots exiting
onto Mt. Comfort.
Bunn noted Old Wire Road is scheduled for widening in 1987 but that
it may not take place that soon.
WALLY BRT - SANITATION DEPARTMENT
Brt was unable to attend this meeting and sent the following comments
via the Planning Director: He said he sees no problems but he needs
a 50' turnaround for trash trucks.
LARRY POAGE - FIRE DEPARTMENT
Poage was unable to attend but had advised the clerk that comments
made at a previous review (March 27, 1986) still applied.
SANDRA CARLISLE - PLANNING DIRECTOR
Carlisle advised that 10 copies of revisions are due by May 5th for
Subdivision review on May 8th. She requested two sets of as-builts
upon completion and noted the corners of the quarter section and the
addition must be monumented. She also advised that lots need to be
staked at the corners, points of tangent and points of curvature.
Carlisle requested•a copy of the covenants before Planning Commission
review and noted that proposed lots appear to meet minimum lot size
requirements.
There being no further comments, the meeting adjourned at 9:45 A.M.
