HomeMy WebLinkAbout1986-01-23 Minutes• • MINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee vas held on Thursday, January 23, 1986 at 9:00 A.M. in Room 111 of the City Administration Building, 113 West Mountain Street, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Ivan Faulkner, Kenneth Wagner and Tom Mcllroy CITY REPRESENTATIVES PRESENT: Clayton Powell, Darrell Judy, Bobbie Jones, Sandra Carlisle and Paula Brandeis DUNCAN'S LIQUOR STORE - LSD HWY. 16 WEST AT BY-PASS: LEN EDENS Today's item of consideration was a large scale development plan submitted by Len Edens for property located on Highway 16 West just west of the Highway 71 bypass. The half -acre, C-2 zone property is being processed as a LSD at the request of the Planning Commission. CLAYTON POWELL - PUBLIC WORKS DEPARTMENT Powell advised that the plat looks fine, the developer has provided for all necessary requirements and he could see no problems. IVAN FAULKNER - SWEPCo Faulkner said he saw no problems. He requested the easement shown on the west side of the property be widened to 20' if overhead service is desired and 25' for underground service. He asked for electrical load. After discussion with Edens, he noted that he would extend service overhead to the southwest corner and would request 25' of easement for the property to the south of this one which is also owned by Edens. Faulkner indicated poles would be set at both the southwest and northwest corners of the property. KENNETH WAGNER - ARKANSAS WESTERN GAS Wagner said he has a gas line on the north side of Highway 16 as well as along the east side of the drive accessing Maple Manor. He said service could be from either direction. Wagner said he needed to be on the west side of this property, before blacktopping, in order to serve the property adjacent on the south side. Wagner requested an easement from the adjacent property owner to the west, Mrs. Calabria, in order to serve the property to the west. He said he would need a bore under the highway if the easement could not be secured. He also requested six weeks notice to obtain a highway permit. Wagner said the gas line should be installed before blacktopping takes place. • • Plat Review January 23, 1986 Page 2 TOM MCILROY -.'SOUTHWESTERN BELL TELEPHONE Mcllroy said he could serve the property underground in the west side easement (20'). He said the connection to the building could be made overhead from the pole or underground with 2" PVC conduit provided at the driveway running north/south. He said this conduit could be eliminated if the cable is buried before the driveway is constructed. DARRELL JUDY - FIRE DEPARTMENT Judy said there are no problems. He advised that the fire hydrant is across the street and that the ingress/egress is sufficient. He requested one 1011 ABC type fire extinguisher. L. 0. FERGUSON - WARNER AMEX CABLE Ferguson forwarded the following comments: Cable is available on the pole line along Highway 16 West and if underground service is desired, 2" PVC conduit with sweep elbows is required to the pole on the northwest corner of the property. WALLY BRT - SANITATION DEPARTMENT Brt forwarded the following comments: No objections. DON BUNN - CITY ENGINEER Bunn forwarded the following comments: A 20' minimum easement along the west side is required if water and sewer are installed together. He added that if other utilities were to be in the same easement, it may need to be wider. He said everything else looks fine. BOBBIE JONES - CODES TECHNICIAN Jones discussed sewer problems with Edens who said he would try to get an easement from Maple Manor Apartments or chose another route. Jones inquired into overhangs and Edens replied they extend 16". She requested the handicapped parking space be close to the door so as to not require a person to cross the parking lot. Jones advised Edens to check with the sign inspector for any proposed signs and noted that parking areas must be paved and striped with wheel stops provided when the building is ready for occupancy. She requested an "as -built" upon completion showing where utilities enter the building, parking and other improvements. She said this plat could be presented to the Planning Commission for approval on February 10th if 10 copies of revisions are submitted by February 3rd. The meeting adjourned at 9:30 A.M.
