HomeMy WebLinkAbout1986-01-16 MinutesMINUTES OF A PLAT REVIEW MEETING A meeting of the Fayetteville Plat Review Committee was held on Thursday, January 16, 1986 at 9:00 A.M. in Room 111 of the City Administration Building, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Kenneth Wagner, James Crownover and Tom Pincher CITY REPRESENTATIVES PRESENT: COUNTRY HERITAGE LANDSCAPING, INC. 4522 CROSSOVER ROAD AT ZION ROAD Clayton Powell, Larry Poage, Wally Brt, Sandra Carlisle and Paula Brandeis Today's item of consideration was a large scale development plan for Country Heritage Landscaping, Inc. to be located at 4522 N. Crossover Rd. at Zion Rd. The preliminary plat was represented by owner, Cooper Lee. BOBBIE JONES - CODES TECHNICIAN Jones advised that surrounding property is zoned A-1 which will not require the petitioner to screen his property except for outdoor storage areas. She said landscaping is required between the parking and the street. She added that the parking setback requirement is 15' from the right-of-way. Jones advised that a lot split will be necessary but that Lee wishes to await approval of the LSD and a Conditional Use request which will be addressed by the Planning Commission at their meeting of January 27th. Jones said she felt it unnecessary to screen the storage of plants in an agricultural zone. KENNETH WAGNER - ARKANSAS WESTERN GAS Wagner said there is a 10" high pressure gas line along the east side of Highway 265 (Crossover Rd.) and he requested notification before any digging takes place. He asked for total gas load and Lee explained that he would like gas for heating and air conditioning. Wagner said he would set a meter as close to the property as possible and would work with the plumber on the gas lines. aLt • • Plat Review January 16, 1986 Page 2 TOM FINCHER - SOUTHWESTERN BELL TELEPHONE Fincher advised that the closest Bell terminal is along Hwy. 265 and asked to be notified two to three weeks before service was needed. JAMES CROWNOVER - OZARKS ELECTRIC Crownover asked for size of service meter needed and requested electrical and mechanical plans as soon as possible. He requested two to three weeks notice for installation of service. WALLY BRT - SANITATION SUPERINTENDENT Brt said the charge for trash can pick-up would be $5.50 and added that he saw no problems with this plat. DON OSBURN - WATER METER SUPERINTENDENT Osburn forwarded the following comments via the clerk: The address will be 4522? N. Crossover Road. He advised that a site card, with address must be displayed for temporary water service and permanent numbers must be on the building upon completion. He also requested size of meter needed and gallons per minute demand. CLAYTON POWELL - PUBLIC WORKS Powell advised that Crossover Rd. is a State Highway with 80' of r/w is required as shown on this plat. He noted that a 5' sidewalk is required but recommended a Bill of Assurance or waiver as there are no other sidewalks in the area. Powell advised that a driveway permit from the State Highway Department Engineer is required and noted that their minimum culvert size is 18" inside diameter. He requested on-site drainage not be emptied onto the street. Powell advised that an additional 5' of r/w is required on Zion Road at the east border of this property. He did not recommend any other improvements to Zion Road because of the small area and the bridge at that location. LARRY POAGE - FIRE MARSHALL Poage requested stable ground for approach if any structures are built on the interior of the property. He recommend a 1011 ABC type fire extinguisher for the building and saw no other problems. There being no further discussion, the meeting adjourned at 9:35 A.M.
