MINUTES OF A PLAT REVIEW COMMITTEE MEETING

SNE A meeting of the Plat Review Committee was held at 9:00, A.M., Thursday,
1981, in the Directors Room, City Administration Building, Fayetteville,
Arkansas.
UTILITY REPRESENTATIVES PRESENT: Kenneth Wagner, Dick Shaw
CITY REPRESENTATIVES PRESENT: Bobbie Jones, Cynthia Stewart, Wally Brt, Don
Bunn.
OTHERS PRESENT: Gail Mainard.
The only item FINAL PLAT
was the consideration of the Final MEADOWRIDGE SUBDIVISION
Plat for Meadowridge Subdivision, Phase PHASE bI
II, located South of Zion Road,
and West of Old Missouri Road.
I. B. I., Inc. Owner and Developer.
Gail Mainard was present to represent.
1. Jim Crownover (Ozarks Electric Cooperative): Submitted his comments by
411 phone. He stated easements are fine.

2. Don Bunn (City Engineer): Everything looks good. At the Plat Review
Committee meeting at which the Preliminary Plat for this phase of Development
was reviewed, he had commented that he would like to see a cul-de-sac
constructed at the termination point of Sunflower Circle, if future phases
are not developed within one year. He stated his water and sewer trucks
do not need the cul-de-sac for turning around.
3. Kenneth Wagner (Arkansas Western Gas Company): Stated he has no comments
other than that easements look fine, he felt that Mr. Mainard had done
a very nice job.
4. Dick Shaw (Ma Bell): Asked what the maximum allowable density would
be in this phase. Mainard stated that 6 units per lot would be allowable,
but that four units per lot would be more practical.
Shaw stated he would figure service on six units per lot.
Shaw echoed Wagner's comments on how fine the easements and'_final plat look.
5. Wally Brt (City Sanitation Superintendent): Did not feel the location of
the trash container should be in the Frazier Terrace right of way. He
suggested locating the container between Lots 2 and 3.
6. Bobbie Jones (City Planning Administrator):

B. Parks requirement will be calculated on maximum density (6 units per
lot). If the lots are not developed to maximum density, the developer
must request a refund in writing within five years.
Bobbie stated that if the developer will covenant that no more than
four units will be constructed per lot, she will charge for those four
units, if more than four units are constructed per lot, the developer
will be liable for contributions in excess of the number covenanted.
