HomeMy WebLinkAbout1981-03-19 Minutes• • MINUTES OF A PLAT REVIEW COMMITTEE MEETING A meeting of the Plat Review Committee was held Thursday, March 19, 1981, at 9:00, A.M., in the Directors Room, City Administration Building, Fayetteville, Arkansas. UTILITY REPRESENTATIVES PRESENT: Dick Shaw, James Crownover. CITY REPRESENTATIVES PRESENT: Cynthia Stewart, Bobbie Jones, Don Bunn. OTHERS PRESENT: Neal Albright. The Plat Review Committee reviewed the FINAL PLAT Final Plat of Cato Springs Estates, located CATO SPRINGS ESTATES inside the Growth Area, West of Cato Springs INSIDE GROWTH AREA Road (Highway 265) and South of County Road #200. Jim Hatfield - Owner and Developer. Neal Albright was present to represent. 1. Kenneth Wagner (Arkansas Western Gas Company): Submitted his comments by phone. He stated that 25 ft. of the 30 ft. setback from County Road #200 on the North side of the Subdivision, should be designated utility easement. 2. Dick Shaw (Southwestern Bell Telephone Company): Stated that he concurrs with Kenneth Wagner. 3. Don Bunn (City Engineer): Stated he would like the entire 30 ft. building setback outside the right-of-way of Cato Springs Road (State Highway 265) to be designated building setback and utility easement. He felt that if other utilities locate in the easement it might become too crowded if it is only 25 ft. wide. 4. James Crownover (Ozarks Electric Cooperative): Stated that he would need easements between Lots A-2 and A-3, and also between Lots C and D. Easements will be 15 ft. each side of the property lines for a thirty foot easement. Crownover stated that the easement designated between Lots B and A-1, could be eliminated from the Final Plat, the line is in and the easement is not necessary. He stated these easements should be dedicated utility easements instead of Ozarks Electric Easements, in case other utilities wish to locate in them. Bobbie Jones (City Planning Administrator): A. Requested State approval of percolation data Albright stated that it has been to the State, and the State has submitted it to local sanitarians for approval. B. Designate distance to centerline of 265 with arrows. 29 Plat Review Committee Meeting • March 19, 1981 Page 2 C. Locate Fayetteville City Limits on Final Plat. D. Show County Road #200, instead of County Road 200. E . Show actual right-of-way line of State Highway 265. F. Show how much distance is between concrete monuments on South end of Subdivision. G . Submit application for Final Plat and pay $50.00 fee. H . Include vicinity map on Final Plat. Designate major streets with heavier lines. I. Check dedications and title blocks for County to Bud Allen to see if they are correct. Include City of Fayetteville in dedication block. K. Include acreage on Plat in addition to acreage in legal description. • Meeting adjourned at 10:00, A.M. • go
